Description
An operational poultry/duck rearing site extending to 6.87 hectares (16.97 acres). The site has two Harlow buildings that accommodate 15,800 ducks (combined) and a steel portal frame straw store. The use of the site has historically been more intensive than it is at present, there are a number of concrete bases still evident where former buildings have been removed.
The site has the potential for expansion, subject to obtaining the necessary planning consents.
Location
The site is located approximately 8 miles from the M180 and 19 miles from the A1 (M). The site is located 15 miles from the City of Doncaster.
Access to the site is taken from Station Road, Owston Ferry.
Buildings
There are two specialist, timber framed Poultry buildings manufactured by Harlow. The two buildings are 76.1m X 19.1m. The two buildings currently accommodate 15,800 ducks which are contract reared on the site. The buildings were erected in 1999 and 2002. Both buildings have concrete floors, double doors at either end, are timber clad and benefit from a plant room and concrete apron. There are two 18t and one 8t feed hoppers included in the sale.
The site also benefits from a steel portal frame straw store (18.3m x 30.6m). In addition there are also a number of further buildings used for general purpose storage situated in the north eastern corner of the site.
Tenure & possession
The property is freehold and vacant possession will be given upon completion, subject to holdover.

Clawback
The land is being sold subject to an overage provision that will require the purchaser and the purchaser’s successors in title to enter into a covenant to pay 25% for 30 years of any uplift in value as a result of planning consent being granted for any non-agricultural use.
Wayleaves, easements and rights of way
The farm is sold subject to and with the help and benefit of all existing rights, including rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights, easements, quasi-easements and all wayleaves whether referred to or not in these particulars.
There is a Right of Way along the eastern boundary reserved for an adjoining property owner.
Holdover
From the date of completion five months holdover will be required by the vendor in order to honour the duck rearing agreement and clean the buildings.

Value added tax
