Property Description
On a calm street, moments from Finsbury Park, this standout two-bedroom flat has a magnificent living room and a pretty private garden to make your own. Thoughtfully improved over time by the current owners, and all within a handsome facade, it's a near-perfect first home for a couple or young family.
Adolphus Road forms part of a collection of quiet, tree-lined streets that sit in a triangle between Green Lanes and Seven Sisters. Set back from these prime roads, you have access to all the benefits of convenience they bring without any of the drawbacks. Neatly positioned between Manor House and Finsbury Park, you are also within touching distance of some great adjoining areas including Stroud Green, the Harringay 'Ladder' and Stoke Newington.
Brickworks Says
Picking our highlights, where better to start than the street itself? The period houses are uniform and configured in pairs with each building designed to give the appearance of being semi-detached. It's a grand and attractive scene.
Stepping into the flat, you find a smart entrance hall that links the various rooms together. It's a welcoming first-impression that is large enough to hang coats and store the stuff of everyday life quite comfortably.
To the left, the living room is the star attraction. With vertiginously high ceilings and a broad bay window at one end, which has a wood-panelled surround; it's a beautiful and bright room that is the core of the home. The galley kitchen that links to the living room has eau de nil cupboards that stretch to the ceiling, providing plenty of storage within a compact space.
Possibly best of all, the garden at the back is secluded with a mature Acer tree providing shade on the patio in the summer and shelter in cooler months. It's a gem of a back garden which is totally private – yours to do with as you wish.
The Owners Say
This flat has been our first home together. And we couldn't have asked for a better one.
Opening the double doors up to the garden on a warm day, or making the most of the winter sun through the bay windows in the living room, it's a flat that's always light-filled.
We'd lived in and around Finsbury Park for a few years before settling here, and knew we wanted to stay. Whilst everyone knows about the ridiculously good transport connections (hello Victoria line, Piccadilly line, overground, and buses!), what people don't realise is how quiet and leafy our little section of it is.
It doesn't hurt either that The Brownswood just down the road does a great roast, or Fink's Salt & Sweet a challah bacon roll that'll change how you think about weekend brunches forever.
Points To Consider
The EPC gives a current Energy Efficiency Rating: D & Environmental Impact Rating: D
Part of the borough of Hackney, the flat falls into Council Tax Band C (£1,222 for 2018/2019).
There are three flats in the building. The lease length of 174 years means there is nothing to worry about for any new owner. Plus, as an added bonus, there is no service charge and only peppercorn (£1) ground rent.
Finsbury Park is (un)officially the best-served transport hub in Zone 2 and can get you most places double quick: Kings Cross in fewer than 10mins, Oxford Circus in 15mins and direct overground trains to Old Street and The City.
Looking ahead, the City North development on the far side of the station (completion due in 2020) promises not only a cinema but also a Waitrose. The greatest act of Finsbury Park gentrification since the 99p Store became a Poundland.
