Property Description

Neatly situated between Harlesden and Kensal Green, this one-bedroom artist's flat has character to spare. It's an expression of colour and quirk, with a pretty back garden perfect for the odd party or summer salon.

A quick stroll from the High Street, it's also ridiculously convenient for transport links, with a handy Overground junction nearby. So you can be anywhere from Notting Hill to the green spaces of Hampstead Heath or Richmond in mere minutes.

Brickworks Says

This flat is such a bright, cheery space, with a back garden that positively begs to entertain. The avant-garde vibe suits it well, but it's also a practical one – with loads of storage – that can flex to fit any taste. True charm persists, no matter how you choose to express yourself.

That whitewashed mantel and clever stove, for example, could make itself at home with any décor, from boho to mid-century. Those lovely bay windows let in lots of light and life. And let's not forget the real star of the show: That delightful private garden. Accessed exclusively from this flat, it's just the ticket for days in the sun and evenings outside with friends.

Lively Kensal Green is near enough on foot, but this flat's superpower is its proximity to Willesden Junction. It puts the amusements of Portobello Road, the wild green rambles of Hampstead and the enclaves of Richmond and Kew only a few minutes from the doorstep.

The Owners Say

I am an artist, and this has been a wonderful home for 17 years. It has been my peaceful sanctuary in a vibrant, upcoming and multicultural neighbourhood. I love the area as it has always felt very down to earth and the mix of cultures sharing the same space is what makes London such a great city.

As a woman living alone, i've always felt safe and loved coming home as it feels like a welcome cocoon. The bedroom is so quiet at night; I sleep like a baby. The back garden is a total sun trap being south facing and has been home to several species of birds over the years, including its present very auspicious resident robins, while the log burner keeps the flat really cosy in the winter.

New cafes and pubs are popping up all the time in the area. Alma's Cafe, the Swedish run café, just round the corner, is a favourite and does the tastiest coffee in the vicinity. The best Thai in London – TongKanom – is 5 minutes away on the Harrow Road. There's a sweet local park (Roundwood Park) nearby with a cafe and secret garden centre and a new eatery/bar called Rubios, run by musicians. There are also a handful of great Portuguese cafes selling the infamous Pastéis de Nata.

Points To Consider

The EPC gives a current Energy Efficiency Rating: D & Environmental Impact Rating: D

In the Borough of Brent, the flat falls into Council Tax Band A (£1,055 for 2018/2019).

There are four flats in total, and the owners of two of them are also the freeholders, meaning an active investment in the building. Recently extended, there are now 157 years left on the lease, and with a peppercorn rent and no service charge. Works and maintenance are dealt with amicably as and when.

The transport links at Willesden Junction are fantastic. From here, you can get all over London via the Underground or Overground lines. Richmond, Kew and Hampstead Heath, for example, are only 15 minutes away. And with the new Crossrail looming, travel east will be speedier than ever. Plus, if you're a market lover, Portobello and Notting Hill are just a hop, skip and a jump away.
