Property Description

The property

This fabulous family home on a sought after development in Newhall will prove very popular amongst viewers. The property has great kerb appeal thanks in part to a glorious block-paved driveway that runs across the front of the house and partway down the side to provide plenty of off-road parking. Viewers will then take the front door into the property and straight into a good-sized hallway that it a welcome size for removing coats and shoes.

From the hallway, viewers have the option of taking the staircase up to the first floor or the door to the right through to the lounge. This is a fabulous room that stretches the full length of the house and provides an ideal dining area to the rear of the room. At the front is the main seating area which is perfect for a sofa suite and entertainment unit, all set around a gas fireplace. The whole floor space is covered by attractive wood-effect laminate flooring and there is also a handy low-level, under-stairs storage cupboard.

From the dining area there is a doorway through to the fitted kitchen, which is a delightful modern suite that features hi-gloss white units complimented by dark roll top work surfaces and has a lovely tiled floor. There is an integrated electric oven with four ring electric hob, space and plumbing for a washing machine and dishwasher, and a further space for a fridge freezer. Furthermore, the rear door to exit to the garden is found from the kitchen.

Moving upstairs, the plush carpeted landing area has doors leading off to all three bedrooms (also carpeted) and the family bathroom at the front of the property. A smart suite, the bathroom includes a shower over the bathtub with folding shower screen. The bathroom is also home to the airing cupboard with central heating boiler. There are two double bedrooms and a smaller single bedroom that is ideal for children or as a home study/office. The two double bedrooms are both a very similar, generous size and therefore offer the new owners the option of looking out over the garden or the avenue for the location of their master bedroom.

Finishing outside to the rear, the garden is a delightful space that is ideal for families with young children or a blank canvas for keen gardeners. The garden begins with a large slabbed patio and continues onto a lovely lawn. The privacy is achieved by a wooden fence surround and the garden also includes a large shed.

On the opposite side of Burton there are two junctions for the A38 at Branston (south for Lichfield) and at Stretton (north for Derby).

The nearest train station, Burton upon Trent Railway station, is located on the outskirts of the town centre and offers commuting links to Birmingham, Tamworth and Derby as well as further destinations such as Leeds, Bristol and York.
