Vendor Insight

“We were living in Argyll but drove all the way down to the Peak District to see what looked like a hidden gem from the property details. As soon as we walked in, we knew that we wanted to live in this very special Arts and Crafts house. From the inglenook fireplace, to the views of the hills from the bay windows, everything has been considered with great care and attention to detail, ” say the current owners.

“We opened up the house and tried to restore it to its original style to let the stone and wood speak for themselves. Built-in bookshelves and pews around the inglenook make for comfortable and practical living, and the living space is further enhanced by the door handles, mullioned windows and traditional latches, along with a splendid copper hood fireplace in the kitchen. We feel very lucky to have found Green Tor.”

“There are many lovely houses to visit in the surrounding area, including Chatsworth, Haddon Hall and Hardwick. We also enjoy rambling in the hills and bracing walks along the gritstone Edges. The local villages fully embrace the Open Garden season and we’ve spent countless enjoyable afternoons being inspired by beautiful gardens and drinking tea on the owners’ lawn. There are many local pubs and restaurants to enjoy but our favourite has to be The Peacock at Rowsley. Originally part of the Haddon Estate, it’s a stunning building with a lovely bar and beautiful food, and we chose it for our Wedding Breakfast last year.”

“The south-facing garden is surprisingly private and we enjoy sitting on one of the terraces and taking in the views. The garden attracts a huge variety of birds and is always full of birdsong. We’re surrounded by mature woodland and it’s like living in a green bowl. Green Tor is very aptly named.”

“In winter, there’s no better place to be than curled up in front of the inglenook in the cosy living room. When there’s frost and snow on the hills, the outlook through the bay window is perfect. Our bedroom has the same view and we love to start the day with a cup of coffee in bed looking out at the hills and trees.”

“We enjoy the benefits of country living; everything’s just so green here, yet we’re right on the edge of a practical little town that has all of the amenities we require.”

“Derbyshire has so much to offer. It just seems to soak up visitors, who come to enjoy the wonderful scenery and stately homes, great walking and fabulous Sunday lunches, yet isn’t altered by it at all.”

“Arts and Crafts buildings are renowned for the way that house and outdoors interact, and Green Tor absolutely nails it. The house has been perfect for us and it’s been so easy to live here. We’ll miss the surrounding greenery, but are preparing for retirement and moving back to Edinburgh.”

Accommodation

A very rare and individual property built in 1903, designed by pioneering Derbyshire architects Parker and Unwin, who were active in the ‘garden city’ movement and worked with Lutyens on Hampstead Garden Suburb. Photographs owned by the current vendors show the original Green Tor built into the hills of Matlock and overlooking the valleys and beyond. This is no ordinary three-bedroom semi. Steeped in history and listed as historically important, this is a real gem of a home. Immediately upon entering, you experience an amazing blend of old and new, which is maintained throughout the property. Before achieving its listed status, the house was skilfully extended to the side, creating a study and large conservatory which really enhance the feeling of spaciousness.

Retaining many original features, the ground floor hallway is simply charming, leading to the main sitting room. The amazing woodwork immediately draws the eye, closely followed by the wonderful countryside views from the leaded mullioned windows. This room fills you with warmth and you feel at home immediately. This feeling continues as you move through to the very well-appointed dining kitchen which runs parallel, enjoying more fantastic views, and providing ample space for a dining table and chairs. There is a useful pantry/cold room and a secondary front porch, ideal for coat/shoe storage, which leads through to further discrete dry storage under the detached garage to the front.

The property was extended by the previous owners to the left (as facing the property from the front), which has created a long study/TV room, presenting a variety of uses for the potential buyer. This then flows perfectly to the generous conservatory, which again has amazing views of the garden and the valleys beyond.

The first floor has three double bedrooms, two rear-facing with exquisite views, and a family bathroom with a separate WC.

The loft space has access via a pull-down loft ladder; it has a ceiling light, is mainly boarded and could be developed further if required.

Outside

The property sits on a plot of just under ¼ acre. The rear garden is a treasure trove of flowers, trees, lawn, sitting areas and walkways, and is truly enchanting. A viewing is most definitely recommended to appreciate the full charm this garden has to offer.

To the front of the house there is a detached garage and further off-road parking. There is a protected beech tree to the fore of the property, which adds an air of mystery and intrigue to the front aspect, as well as a practical element of privacy.

Location

Matlock is a bustling commercial centre, giving birth to Matlock Bath, a much smaller tourist resort, which developed around the warm springs that made it a popular spa in Victorian times. The spectacular Derwent Gorge, with its pleasant walks and trails, runs between the two towns.
Matlock, the municipal county town of Derbyshire, grew up around the ancient stone bridge that crosses the Derwent. Its lovely riverside setting in a steep wooded gorge is always spectacular, whatever the weather.
Overlooking Matlock to the south (at a height of 800ft/245m) is Riber Castle, designed and built in 1862 by John Smedley. Smedley was a rich textile baron who helped develop Matlock as a spa town. Riber fell into ruins during the 1960s and its grounds later became a Nature Reserve and Wildlife Park.

For commuting, the town provides swift access to the A6 and A38, with fast links to the M1 and from there to the M42 and M6. Railway links can be found with a line to Derby and the high-speed network. Matlock has many road links into Yorkshire, Staffordshire and Nottinghamshire, all under an hour’s drive. The location is mainly countryside, giving excellent walks and bike rides, with the spectacular Peak District national park beginning just five miles away.
