The loft conversion has full-width, traditional steel Crittall windows and gives a wonderful panoramic view from the back of the house of the trees in Camberwell New Cemetery beyond. The staircase with a large strip skylight above, brings light through all three storeys of the house. On a functional note, during the conversion, the entire roof was replaced and new installation added to ensure the loft didn’t suffer from extensive heat or cold.
Elsewhere during the refurbishment, the house was redecorated, wooden flooring was stripped and refinished, and the living room and dining area were knocked through to create a large, open-plan space more in tune with contemporary life. Bespoke joinery – from eaves storage to under-stair cupboards and drawers – making the most of every nook and cranny in the house. And an original Oxford-styled, Victorian tiled floor was restored to the hallway.
The exterior joinery is decorated in a charcoal grey, matching the steel windows in the loft. The small, private south-facing patio garden has a wisteria-covered pergola and is visited by a huge variety of wildlife.
The road itself is incredibly community-orientated: Ryedale is closed to cars one Sunday every month so the children can play in the street, and there is an annual street party.
The parade of shops round the corner on Forest Hill Road includes The French Café, fish ‘n’ chips, a local Co-op, a beauty salon and hairdressers. Two great pubs - The Herne Tavern and Watson's General Telegraph are a few minutes' walk. Regular exercise classes from yoga to piloxing take place in Honor Oak Baptist Church, again is a few minutes' walk away.
The house is in the catchment area of the popular Goodrich Community Primary School and the Ofsted-outstanding Harris Boys' Secondary school.
