The problem with many villages is the way they offer the aura of country living but fail to provide even the most basic of amenities necessary to avoid lengthy car journeys to ‘nearby’ towns. Halkyn could be accused of this were it not for several factors. While it cannot offer local shops, there is a library, pub and Post Office, which is something many towns can’t currently offer. However when these prove inadequate for your needs, Mold is under 10 minutes away and Holywell even less......
Now, considering that many spend far longer crossing towns such as Chester in order to access their favoured supermarket, this can scarcely be seen as inconvenient and comes with the tempting prospect of living in peace and quiet.....Ok so the sheep may keep you up sometimes but that's about it.

Tucked away down an unmade private road, this charming cottage like home offers a surprising amount of parking space which is the first thing we see on arrival. Wide enough for three vehicles, this space leads up to the front of the detached garage; a solid and dry building with a maintenance free corrugated iron roof and a vehicle inspection pit.

Continuing past the home we step off the road through a gate in the wooden fence to find ourselves on a large flagged patio area that stretches around to the garden. On the right is what appears to be a porch which, on opening the white UPVC front door reveals itself to be far larger than expected and is in fact a utility room housing the big fridge/freezer, washing machine and all the other necessities. The other thing that strikes you immediately is the quality of the wood laminate floor. This is such that I was convinced it was solid oak planking and which continues throughout the whole of the conservatory, kitchen and dining room, running into the inner hallway.

Facing the front of the home is a door into the enormous conservatory with its French doors opening out from the side and onto the patio which surrounds two sides of the home. This large and pleasant space is kept useable through the winter months by the two double sided radiators, running off the oil fired central heating, which serve to make it a genuine part of the home, rather than a mere summer relaxation space.

Back into the kitchen you begin to appreciate the sheer quality of the renovation work that this has been subjected to. If the kitchen is seen as the heart of the home then it should also be comfortable enough for people to gather and enjoy one another’s company. In here, the ‘L’ shape of the kitchen units does not provide scope for this but this is of no matter, as the room is connected directly with the adjoining dining room which has space for a large table, various other pieces of free standing furniture with the whole being kept warm and cosy by the log burning stove nestling in the fireplace. The rustic charm of this room is further enhanced by the stack of cut logs left ready in a decorative yet practical vertical store alongside the hearth. It is in a word, welcoming, the sort of room that your imagination will tell you smells of baking, even when there’s nothing in the oven….

Moving through into the inner hall we find, facing the rear of the home, the first of the bathrooms. This has a fully ceramic floor, with a heated towel rail supplementing the heat from the radiator, then across the rear wall and mounted within a series of modern vanity units are the lavatory and hand basin. Along the right hand wall is the huge walk-in shower, sitting behind its glass protective screen and putting the finishing touch to a classy room.

Directly across the hall from here lies the lounge. Featuring a continuation of the wooden flooring, this is a lovely room, kept cosy through the severest winter by the large log burning stove that all but renders the central heating redundant. Light comes from two separate French doors, one opening onto the patio to the front of the home while the other, a semi glazed bi-fold type, allows access back into the conservatory.

Stepping outside, for a moment, onto the patio allows you to appreciate the full beauty of the garden as it gently slopes away from you towards the hedge line where, beyond the decorative pond stand two substantial wooden sheds, one equipped with light and power. Around towards the rear of the garage sits the oil storage tank for the central heating and a pathway back to the road. Outside the conservatory, the flagged area from beside the front door stretches out, slightly raised above the garden and offering views down over the village, presenting an excellent venue for a quiet drink after a long day.

Ok, back inside again and further along the hall and facing the rear of the home is the first of the bedrooms. This is a good sized double room, allowing for plenty of free standing wardrobes to be placed in here without overpowering the space and feeling at all cramped.

Directly opposite and overlooking the garden is the smallest of the bedrooms. You’ll notice I said ‘smallest’ because all things are relative and this is by no means a small room. A double bed would easily fit in here although you may need to exercise restraint concerning any other large items of furniture. Alternatively, it would make a luxuriously proportioned single, it all depends on the individual needs of your family.

Adjacent to here and also facing the front is the master bedroom and here, space is simply not an issue. Kept bright and airy by its large picture window this room is large enough to take not only free standing furniture if desired but also house a large fitted wardrobe running the full length of one wall. Here, the use of the phrase ‘picture window’ is more than justified by the view down over the attractive garden, giving this room that certain something that makes it feel special.

Finally, at the end of the hall, we come to the second bathroom. This features a laminate floor of a different colour but no less a quality and comprises a vanity unit similar in concept to that found in the other bathroom and containing the hand basin and lavatory, while full ceiling height tiling surrounds the bath with its hand held shower unit attached to the mixer taps.
