Property Description

Primrose Cottage is a lovely 2 bedroom traditional sandstone cottage in the highly sought after location of Toward on the most southern tip of the Cowal Peninsula sitting in just under an acre of garden with wonderful views to the sea.

Primrose cottage has under gone a degree of upgrading in recent months bringing it to a very good standard. The current owners have carried out redecoration throughout and replaced the kitchen along with other repairs and upgrades. The property consists of 2 double bedrooms, sitting room, bathroom, kitchen and conservatory with a stairway which leads to a large floored loft area which could be developed to allow at least 2 more rooms and shower/ bath room with the necessary planning consent. The garden is approximately 0.8 of an acre with 2 garages and a green house with plenty of scope for more out buildings if required. The front face of the building is sandstone under a slate roof with rendered side and rear walls. Would make a wonderful home or holiday home for a variety of buyers.

Toward is a small village about 7 miles south of Dunoon at the southern extremity of the Cowal Peninsula. The views down the Firth of Clyde are unparalleled taking in the Ayrshire coast, Great and Little Cumbrae, Arran, Bute and even, on very clear day, Ailsa Craig, about 40 miles to the south. Spectacular sunrises, sunsets and occasional storms provide natural variety. Seals and, very occasionally, dolphins can be seen without leaving the garden, which itself is visited by a huge variety of bird life, as well as the odd red squirrel and deer. Numerous sailing yachts and ships pass nearby including ferries heading to and from Bute, cruise liners and the paddle-steamer Waverley on its daily summer cruises.

Sporting activities abound in the area including excellent walking, sailing, golfing and both freshwater and sea fishing. There is an active sailing club at Toward, which offers both tuition and racing, with two further sailing clubs based at Dunoon and the Inverkip Marina on the opposite shore of the Clyde. There is a nine hole golf course at Innellan (established in 1891), as well as an 18 hole golf course (Cowal gc) at Dunoon. Innellan has a highly regarded primary school, 2 pub restaurants, a village store and post office.

Dunoon is a busy town, ferry port and seaside resort, offering good local amenities including a hospital, library, leisure centre and supermarkets. Secondary schooling for the area is at Dunoon Grammar School. A regular local bus service operates in the area and there are bus and coach services to popular regions across the West of Scotland. Regular passenger ferry services operate from Dunoon Pier to Gourock with regular bus and train connections to Glasgow Central railway station. The train stops at Paisley Gilmore Street en route, which is convenient for access to Glasgow Airport. Western Ferries located at Hunter's Quay also offers a regular vehicle service to McInroys Point in Gourock for access to the national road network. Glasgow and Glasgow Airport can be reached in just over an hour.

Directions
Arriving at Dunoon by ferry from Gourock, proceed southwards out of Dunoon, following the A815 coastal road. Pass through Innellan and, when the main road bears right, turning away from the coast, take the road straight ahead to Toward Lighthouse and Primrose Cottage can be found on the right before turning the hairpin bend at the lighthouse. Alternatively, from Glasgow take the A82 north towards Crianlarich, turning left onto the A83 at Tarbet on Loch Lomond. At Cairndow turn left onto the A815 to Strachur and continue on the A815 to Dunoon and Toward.
