Set well back from the main road running through Northophall is this attractive 1930s dormer bungalow, nestled into its large neatly manicured plot with an easily maintained front garden, bisected by what looks to be a freshly laid tarmac pathway. Tarmac of a similar apparent age covers the broad drive alongside here, providing generous off road parking for several vehicles and making the home seem generally well cared for.

Up a pair of stone steps and through the wooden semi glazed front door with its attractively decorated glass inserts, we enter a small entrance lobby. Formed from what was originally the porch, this features a stone quarry tiled floor before another small step takes us up into the inner hallway. Here, one of the first original features to strike you is the ceramic tiles used in place of skirting boards, something I recall from my own grandparents home…..Not that i’m old, obviously….

To our left we find the first bedroom and entering here shows us another feature that has remained untouched over the years and allows us to date this fabulous home. There are frosted glass panels to the top quarter of all the doors and this, far from depriving the rooms of privacy simply serves to make them lighter. Why so simple an idea ever fell from favour I will never know… This is a large room, sharing similar dimensions with all of the ground floor principal rooms which makes it a luxurious size for a bedroom. It offers sufficient space for various sizeable items of free standing furniture, along with the large double bed and is kept pleasantly light by the large picture window overlooking the front lawn.

Opposite here and also overlooking the front is the sitting room. Identical in size and outlook to its bedroom twin and featuring a period tiled fire surround and hearth containing a living flame gas fire giving a pleasing flickering light during the colder evenings.
Across the rear wall is a lateral staircase leading up to the attic room, which can serve a multitude of purposes. This is a spacious room that would make a pleasant bedroom, or office, or playroom, or music room, or whatever; you decide. In here the ceiling follows the general shape of the roof line, except for where the dormer window fits, offering generous light and quite splendid views for whatever use the room is put to.

Returning to the inner hallway and moving towards the rear of the home we find on our left the bathroom with its walls comprehensively tiled from floor to ceiling. This quite narrow space has, I suspect been subject to modification with the needs of an elderly or infirm person in mind; the bath having been removed and a replaced with a full wet room installation. I personally approve of wet rooms, and not solely because of my advancing years! In this case any alterations needed would be a simple matter and provide a blank sheet on which to design something that fulfils your own needs and tastes.

Crossing the hall once again and facing the rear, we find the remaining bedroom. Again, and at the risk of boring you, this is of a similar size to the other principal rooms which makes for a comfortably sized bedroom. I’m sure i’ve written this before, and recently…. The only thing really different in here, is the view. This time overlooking the rear garden and highlighted by a large Camillia bush. Before you mistake me for a radio 4’s ‘Gardener’s Question Time’ listener, I had to look it up but did so because I was so impressed by it. Initially resembling a simple evergreen bush but with a wild rose growing through it and providing unexpected flashes of colour, I eventually realised that the flowers were its own and from the sheer number of buds visible, promising a riot of colour as the spring draws on. If you are not already familiar with it, have a look.....Haha, I am an Estate Agent and not a horticulturist ?

Back to the home....The remaining door from the hall enters into the lounge/dining room. Initially once again it appears similarly sized to the other rooms but does in fact also run into an adjacent space provided by the width of the hall and allowing for the addition of a dining room. This has a large picture window overlooking the garden, along with a French door allowing access to the outside. The lounge portion of the room features, as with the other sitting room, a living flame gas fire and twin alcoves either side of the chimney breast allowing for storage and display units.

Another door to the rear of the room opens into the kitchen. This is one area that would benefit from updating whatever your plans for the style of the home, as it is undeniably sparsely equipped. Work tops there are, but few storage units beneath them. There is an electric hob and tower oven but no sign of a washing machine. However when we step through into somewhere my Nain would call the scullery, things improve. This is evidently an extension to the home and a necessary one, providing space for the fridge, freezer, washer and drier, along with the wall mounted gas combi boiler and all the kitchen units missing from the kitchen itself. An interesting layout and one which obviously works for the current owners but would perhaps benefit from something of a rethink. Having said that, the kitchen and bathroom are most often the rooms new owners change first so, maybe it is not that important.

The kitchen also houses the back door, leading out into the attractive rear garden. This is set on two levels, featuring a large lawn with its surrounding shrubs, mature trees and wooden summer house on the upper level, while a decorative stone circle has been laid to the intermediate level, accessed along various flagged pathways. It is varied, interesting and easy to maintain making it in my eyes, almost perfect.

For the more ambitious there is adequate space around the home to provide for extensions and there are pleasing and far reaching views from the front. Northophall is always highly sought after, and with good cause. Within moments of the A55 for ease of commuting and offering local shops and pubs it stands on its own merits as a village while remaining easily accessible to nearby larger conurbations. Unless you really need to live in a town, this offers a great deal and for a reasonable price too.
