Property Description
A splendid two-bedroom period cottage situated in a peaceful lane within the village of Pilton. This attractive cottage retains many original character features and an exciting refurbishment opportunity with potential to extend subject to planning permission. Ample parking and garden.
Accommodation
The accommodation in this charming cottage truly does not disappoint and offers exceptional potential throughout. Upon entry of this period home you are greeted by a rather spacious living area with traditional stone wall with an electric fireplace. The living room also boasts a double aspect with door opening into the side garden. There is a second reception room on the other side of the stairs which is currently used as a downstairs bedroom, however, would make an excellent cosy dining room/second living room. This room benefits from a feature fireplace with exposed stone, a lovely view of the garden and access to a utility area which has plumbing for white goods. To the rear of the cottage there is a galley kitchen, and a well-appointed downstairs shower room.
To the first floor you will find two good size double bedrooms alongside an upstairs WC.
Grounds & Gardens
Outside the property is enclosed by a stone wall and approached by a gate which provides access to the tarmac drive where there is ample parking. There is a gravelled area to the side which would make a great space to entertain. Furthermore, there is a small garden to the side which is mainly laid to lawn.
In addition to the front of the property there is an outhouse with carport which has the potential to be converted into a separate space or could potentially be used to increase the footage of the current house subject to the relevant planning permission.
As you can see this property is in need of modernisation but has the potential to make a stunning home. The property will be offered to sell with no onward chain.
Situation
Pilton is a pretty, sought after Somerset village in beautiful countryside between Wells, Glastonbury and Shepton Mallet. The village has a strong community that hosts several annual events and has a good selection of societies and clubs. It has a post office, public house, village hall, tennis courts, playground, football pitch and pavilion. The village is also home to the world famous Glastonbury Festival.
The major towns of the area being Bristol, Bath, Taunton and Yeovil are all within commuting distance with excellent road networks to London and the South. Castle Cary is the nearest train station with fast links to London. The nearby city of Wells is the smallest city in England and nestles close to the Mendip Hills, an area of Outstanding Natural Beauty.
Wells has excellent local markets twice a week and many medieval buildings including the Cathedral and moated Bishops Palace. Also nearby is the town of Glastonbury which is well known for its Tor. Shepton Mallet is another historic town which is now rapidly growing. All three offer a wide range of facilities, societies and activities. There are excellent state and private schools within the area most of which provide transport.
The area is also well known for its variety of sporting and leisure facilities including walking and cycling. There are leisure centres at Shepton Mallet, Wells and Glastonbury and golf courses at Farrington Gurney and Wells. Sailing at Chew Valley Lake and fishing at both Chew Valley and Blagdon Lakes. Horse Racing at Bath and Wincanton.
Pilton also benefits from having medieval restored hall and a church. Being close to the Bath and West Fair Grounds which support a well renowned annual agricultural show and antique and flea markets throughout the year. Also being conveniently located close to plenty of supermarkets which include a large Tesco in Shepton Mallet.
Directions
Travelling on the A361 (Shepton Mallet to Glastonbury road) on the eastern side of the village, turn south signed Pylle and East Pennard. Drop down the hill, go over the crossroads to the bottom and bear right. Continue along this lane ignoring the turning on the right and, just after the lane on your left, the drive to the house will be seen on the right.
