Property Description

Simply, the very best available. Renovated to the most extraordinary standard, an exquisite 18th century cottage of over 1,900 sq feet, with 4 bedrooms & 3 receptions, plus the unusual bonuses of gated parking and a garage with power. Picturesque setting on a sleepy village lane running down to canalside walks through the valley.

A mix of character and pampering modernity, this house wraps you in style and comfort, with high quality fittings to make life that little bit simpler. There literally aren't any others this good!

Upper Heyford is a quiet and secluded village away from the beaten track but within easy reach of amenities and road/ rail links. The community is vibrant and varied with a well-used village hall and green plus a good local pub, plus there is a highly-regarded new free-school less than a mile distant; many villagers also enjoy a walk of around a mile down the Oxford Canal to Lower Heyford where a shop and cafe can be found at the canal wharf as well as a further good pub. Rail access is excellent with Lower Heyford having a station feeding to Oxford and London Paddington, Bicester North is 7 miles East with fast and frequent trains into London Marylebone. Road links are also straightforward with both the M40 and A34 a short drive away.

This type of story is why we are estate agents. Glebe Farm House was sold by me ten years ago to the previous owner. At that time it had belonged to the then vendor's Father for a number of years and, while rather charming, it had clearly seen better days. Roll forward present day and it is almost unfathomable that this can be the same house. It retains the charm I remember so well - the timbers, the fireplace and that superb view from the top floor - but beyond that its world has changed.

Once top heavy, the extended garden room has balanced the accommodation to perfection. The kitchen is a study in intelligent ergonomics. Even the master bedroom, with its walk-through dressing room to a perfect modern en-suite, has been exalted to the top drawer. Elsewhere the thought extends to vertical radiators in some rooms to minimise the wall space used, leaving far more room for pictures and furniture. It's difficult not to effuse about a property this splendid! For anyone seeking out a stylish home with all the niceties of modern living, and all the character with none of the pitfalls, this is the one you have been waiting for...

From the moment you arrive it's clear this house has been pampered. Climb the few steps to the front door and you are
sheltered by an open porch built specifically for that moment you arrive on a rainy evening and would rather not get wet while
finding your keys... This opens into the enclosed porch, alongside which is a large cupboard for coats and boots. Ahead, the glazed door accesses the most elegant of dining rooms which, at 15 feet in length, comfortably accommodates a large table and chairs with ample space besides for dressers and the like. White-painted panelling to the lower walls wraps round, contrasting beautifully with the rich oak floor - which continues seamlessly through to the living room. Like all the other rooms in this house, it's the little touches that raise a smile, such as the now-redundant window aperture that has become a display shelf, and the beam overhead that continues through to the living room. To the rear, an opening reaches the modern sun room. Instantly the natural light is a welcoming feature. Bi-folding doors open onto the terrace on the left and ahead the wood burning stove with its exposed (treble skinned for heat safety) stainless steel flue gives this room real style. It's a lovely room, well proportioned to provide for a large suite of furniture, a great daytime space from which to enjoy the garden.

By contrast, the winter evenings would have to be spent in the living room. Inglenook fireplaces are archetypal of stone cottages, and this is one of the best with a wide aperture in which a large hood is fitted to encourage a roaring fire. It's a broad room that can accommodate a large suite with ease. And the window to the front gazes out across the sleepy lane that meanders down past thatched cottages and onwards to the canal. Next door, the kitchen continues the theme of design and style. A central island, topped with granite, provides both ample storage and a breakfast bar. Surrounding it on two sides is a wide range of units that includes an integrated fridge/ freezer, double butler sink and even a wine rack. Also included, the Smeg range is an expensive item that just confirms the no-compromise ethos of this house in caring for its residents.

Upstairs, the long landing on the first floor continues the theme of excellent natural light. Unusually large, it plays host to cupboards with room for a sideboard, and even an easy chair, with a large utility cupboard housing the washing machine and tumble dryer. The master bedroom suite sits to one end, a large, double aspect room providing ample space for a Super king size bed with ample room for chests of drawers, side tables etc. Cleverly, in the creation of an en-suite the space between it and the bedroom has been fitted with a generous array of fitted storage cupboards including hanging rails and shelves, negating the need for such in the bedroom. Entering the en-suite, the large window provides excellent light, and the fittings are of great quality, including an immaculate vanity unit and shower. At the other end of the landing, the family bathroom is neutral with modern travertine tiling, and a wooden vanity stand for the sink provides just that little dash of individuality and style so typical of this house.

On the top floor, two further bedrooms are separated by another wide landing, in this case more than large enough to be used as a sitting room space or perhaps a teenage den, and fitted with eaves storage. Our favourite of the two bedrooms is currently used as a study. Overlooking the whole valley to the rear, the view is enough to distract the most committed of home workers but perhaps this is a price worth paying! In this room, too, a wide array of storage has been fitted. Completing the top floor, the fourth bedroom is an ample, well-proportioned double with a large roof light window overlooking the lane.

Outside there is great space. At the front the house faces onto the quiet lane, with a manicured box hedge and border separating the house from the pavement. To the rear, the single garage is located in a block of three, directly accessed from the garden through a pedestrian door. In front of it is a large parking area that is wholly owned by this property large enough for at least three cars. There is a right of access for the neighbours to access their garages, although this is rarely used as their garages are used for storage (more information on this can be provided). The space is also enclosed by a five bar gate. A side gate by the garage runs into the garden, which has been sensitively landscaped to make use of every space. Dominated by a pleasant expanse of lawn, there are also various seating areas including a terrace next to the house that is accessed by both kitchen and sun room. Border plants and several trees give the whole space a mature, relaxed feeling. It is a very private, secluded space, quiet and peaceful.
