Property Description

Surrey's oldest Moated Grade 11* listed Manor House with original Medieval origins standing within private grounds of 2.75 acres

Burstow Manor is a sumptuous and remarkably original fourteenth century moated Manor House dating back to 1334. One of the earliest surviving houses in the area the house has a rich provenance and has been described as 'Surely the finest of its period in Surrey'

Originally a two bay hall house with a magnificent crown post roof the property offers a wealth of character and charm and has particularly spacious accommodation. The Grade 11* listing is due to the very detailed moulded cornices and tie beams and the first floor solar with notable crown post and strutted arch braces circa 1330. A chimney was inserted and floored hall around 1600.

Separate from the house is a fine modern self contained annexe with garaging below; suitable as a home office or for staff the annexe has external stairway access. Further conversion of the garage beneath would create a
detached two bedroom cottage (subject to planning permission).

In recent years the house has undergone extensive and sympathetic upgrading. The attractive tile hung and rendered elevations have a Georgian appearance and are relieved by quality double glazed windows under a slate roof. Written expert analysis of the Burstow Manor timbers reports that the house was constructed using truly massive locally sourced Oak timbers of the highest quality. The original halls were partitioned and the front elevation was been 'Georgianised' with brick and tiling.

There are many important features to note; not least the magnificent Inglenook fireplace standing in the centre of the property between the Dining and Reception halls. A large wood burner is fitted as a 21st century addition. Everywhere you look the house gives up something of interest, from the quaint built in study desk and dresser to the wealth of floor, wall and ceiling oak.

Centrally heated, for a house of this overall size the rooms are comfortable and warm.

Outside

The house is approached from a private gated drive which leads to one of three bridges that span a complete original water-filled defensive moat that encircles the house and is well stocked with large carp and perch. There is an extensive parking area forward of the house..

There bridges (one for vehicles, a footbridge and a drawbridge connect the house to the rest of the grounds which surround the property and give the house a unique dimension. There is an extensive terrace and lawns edged with flower and shrub beds. Beyond the moat a level paddock adjoins farm land and a bridle path.

Standing in this private back water position the manor house, with some timbers of immense proportion, must surely offer a truly unique living experience.

Location

Located in a semi-rural location the house is situated between the villages of Outwood and Smallfield with easy access to mainline train stations at Horley, Nutfield and Redhill. Frequent services connect with London Victoria and the Thameslink service to London Bridge, Blackfriars, City and beyond. Journey times from Redhill are around 30 minutes to central London.
