Location
Whitchurch Hill is a quiet, hilltop village lying on the edge of the Chilterns Escarpment close to the Thames Valley approximately 2 miles from Pangbourne on Thames with the surrounding countryside designated an “Area of Outstanding Natural Beauty”. Traditional timbered and thatched cottages overlook the village green as does the parish church of St John and there are many other period properties reflecting the differing architectural styles through the ages, which essentially form the character and provenance of this unspoilt rural community historically based on agriculture and farming. In Hill Bottom on the Northern edge of the village, is located the well-known Sun Inn, a Freehouse which has a good reputation for food.
At the bottom of the hill is the separate village of Whitchurch on Thames lying opposite the village of Pangbourne, which boasts a highly rated C. Of E. Primary School and two popular Inns. Pangbourne on the Berkshire side of the River offers excellent shopping facilities including a co-op supermarket as well as a wide range of amenities including a mainline railway station with frequent commuter services to Reading and London (Paddington). There is a regular daily bus service to Reading from Woodcote via Pangbourne as well as good road communications particularly for Reading, Henley on Thames, Oxford, Newbury and both the M.40 and M4 motorway networks.
Hocketts Close is a quiet cul-de-sac located in Hill Bottom on the fringe of the village, comprising detached houses arranged along one side of the road only, overlooking private
woodland opposite with bridleways and footpaths close by giving access to other parts of the
village and the surrounding countryside.
Property description
Enjoying a quiet position in a leafy cul-de-sac overlooking woodland to the front, 3 Hocketts Close was originally built in the late 1970’s and has been more recently refurbished and improved to provide a generous 4 Bedroom family home of approximately 1,751 sq ft, with a flexible arrangement of reception rooms, all presented immaculately and with a contemporary flair evident throughout.
From the covered pillared entrance porch, the property opens through on the ground floor into a central Entrance Hall, with Cloakroom / Shower Room to the rear. The spacious Sitting Room with wood burning stove opens up at the rear to a most delightful newly built Conservatory, whilst to the open plan contemporary fitted Kitchen and Breakfast Room / Dining Room is approached off the other side of the Entrance Hall. The Kitchen is refitted with Granite Worktops, two Siemens Self-cleaning Ovens and Siemens integrated Dishwasher.
Upstairs all arranged around a spacious central Landing are 4 excellent Double Bedrooms and a stylish recently refitted Family Bathroom.
The double length integral garage / workshop can be accessed either internally or externally by foot, or by vehicle.
Outside
The property has a pleasant front aspect looking across to private woodland on the opposite side of the road. Across the frontage there is an open plan lawned garden with a central footpath to the covered and pillared porch and front door. A double width driveway to one side and a double length driveway in front of the garage provide generous off road parking.
The delightful south facing rear garden is laid mainly to lawn, with fenced and hedged boundaries wrapping their way around the gardens, and a large patio terrace leading directly off the house, providing the perfect secluded spot for al-fresco dining and entertaining. Off to one side of the house are separate timber store, shed and greenhouse.
