Property Description
Introduction
Lythecourt was commissioned in 1867 by Sir John Heathcoat-Amory for his own occupation and who later built Knightshayes Court which is now owned by the National Trust. Much of the land surrounding is still owned by the Knightshayes Estate.
The house is situated within the picturesque Exe Valley about 3 miles to the north of Tiverton. The principal outlook is to the south and west, with lovely views out across this beautiful river valley.
The living accommodation is substantial yet manageable, with delightful reception rooms so typical of this era, with high ceilings, mouldings, lovely fireplaces, window shutters etc. In addition to the main reception rooms is an imposing reception hall. There is a well fitted kitchen, a study and also a laundry room and boiler room. On the first floor there are four double bedrooms and smaller single room, as well as three bathrooms. There are also two further loft rooms both of which would make great bedrooms for teenagers or staff.
The house has been well maintained with the current vendors having recently replaced the roof and over the last fifteen years the plumbing, wiring, kitchen and bathrooms have been replaced or upgraded.
Lying as it does just outside Tiverton the property would be perfect as a Boutique Hotel or an upmarket B&B establishment, especially as this area attracts a lot of tourists and a considerable amount of business from the shooting fraternity during the season.
The house is approached via two driveways, one being a private driveway to the north, while part of the other is shared with the dwellings which have been created out of the original stone barns, which are situated to the rear of the main house, but cause little intrusion.
The gardens are delightful, a little brook leads to a pretty pond, creating a tranquil space for relaxing, listening to the wind rustling in the trees and the gently trickle of water. Within the garden there is a small orchard with various species of fruit tree and a bank has recently been created to the boundary of the grounds within which about a thousand laurels have been planted which will improve the privacy.
A courtyard lies to the side of the house where a range of small barns are situated which has potential for ancillary accommodation (subject to the relevant consents).
The busy market town of Tiverton has a good shopping centre and schools in the town include Tiverton High School, Petroc College of Further Education and of course the renowned Blundell's School for Girls and Boys for which, the property falls within the discounted catchment area.
The property is set in approximately 4.25 acres with established gardens on the south side, sloping down to a level paddock on the west side. There is a small range of stone buildings providing various stores.
