We’re off to Spain so we have to sell up. Outside, there’s off-road space for two cars and spectacular gardens, designed and laid out in 2018. Internally, the house has been professionally and tastefully decorated, using only materials of the highest quality. This spacious family home is offered at a realistic price for a quick sale. Within minutes of Accrington, Burnley, Blackburn and the motorway network it will provide a luxurious lifestyle and it represents a wonderful purchase for any growing family.

Can We Show You Around?

On opening the front door, you’ll get the feeling of spaciousness straight away. The hall floor, which continues into the downstairs WC, is covered in Quick Step Vinyl Flooring. Noted for their durability and ease of maintenance, (and accordingly expensive at over £30 per metre), Quick Step vinyl floors are the ultimate marriage of style and substance. Kids with dirty feet or dogs with soggy paws? No problem.

From the hall, panelled doors provide access to the kitchen, the dining room and the sitting room.

Kitchen

Let’s show you the kitchen first. It’s large, bright and airy (and it gives you your first glimpse of the impressive rear garden). The floor is of grey, quarried tiles and there is an array of base and wall units. There’s plumbing for a dishwasher and there are more than enough power points for all your culinary gadgets. As you walk towards the huge windows that frame the garden, there’s ample room for an informal dining table. (You probably think ours is a bit whacky?) Turn right and there are doors to the utility room and the garage.

Utility Room
This is where the washing machine lives, together with the cupboards that house cleaning products and those bits and pieces you don’t really want in the kitchen. The door to the right leads into the garage…

Garage
Before we embarked on this moving palaver it was immaculate. Now, the garage is full of stuff that’s in transit to either the sun or the tip. We keep our fridge freezer in here, along with the spin-bike and dry goods. We’ve found it a really useful space. Back out to the utility room, turn left through the back door to the garden.

Garden
There’s a large patio area, which is the ultimate outdoor eating space. Just now, there’s a 6-seater dining table and a bistro set in-situ. You’ll have no difficulty in imagining friends and family gathered here on a summer’s day and by the way, the garden faces south, so you’ve got a veritable sun-trap until it finally drops behind Whinney Hill.

Let’s go through the gate and into the garden proper… Designed by landscaper Chris O’ Brien it features a unique, circular lawn.

(When we moved in, for 9 months of the year the rear garden was a no go area – a quagmire. So, we excavated and installed yards and yards and yards of drainage trenches and pipes. It was a job that cost almost £5,000 and took over five weeks to complete but it solved the problem. Now, the garden is a genuine, year-round facility that we have loved using. We’ve got the pics to prove it, if you’re interested…)

The centre-piece of the garden – literally – is a sundial, approached by stepping stones. It’s set into a circular base completed by marble pebbles. To your right, there’s a fish pond complete with a water feature. Be patient: There are over 50 fish in there but they hide if they think you’re looking!

To the left, there’s a pagoda, which currently houses a table big enough to seat four people comfortably. This is the ideal spot to catch the early morning sun or to sit and watch the trains chug past. By the way, there’s a cheeky gate in the rear fence that allows you access to the unused land to the rear of the property. It’s a boon when you need to empty the grass box or dispose of your pruning.

Let’s go back inside.

Dining Room / Library

As we turn to face the rear of the house, you’ll see patio doors. They give access to our multi-use room. When we have guests, we eat here. Otherwise, we use it as the hub of our on-line business. One wall has been given over to built-in bookcases. The high quality carpet is new and the wallpaper is made by up-market local company Graham & Brown Across the hall is the sitting room…

Sitting Room

This is our statement room, with an unlikely and bold design that features grey, black, gold and taupe. (You need to see it! Graham & Brown again)... Elegantly proportioned, this room catches the sun in the morning and stays cool in the afternoons. It always feels bright, though. It’s a restful and tranquil room: Although it is at the front of the house, passing traffic from cars and pedestrians is thin, thanks to the house’s position at the end of the cul-de-sac. The lawn, rockery and plants of the front garden are visible and complete the feeling of serenity.

Upstairs

The stairs and landing use a colour palette of grey, white and yellow. The first door you come to leads to Bedroom 3, which has a view over the back garden and beyond. Just now, we use it as an office. There are built-in wardrobes. Back to the landing and the Master Bedroom is the first door on the right – and what a room. It’s l-shaped, large and airy, having a dual aspect. The en-suite, with its large shower cubicle, loo and washbasin, is on the left. Walk a little further and the room opens out to the right. Our King Size bed is there and you’ll see there’s ample room for other furniture. There are twin built-in wardrobes.

Across the landing is the airing cupboard and beside it, the Family Bathroom, with it’s shower and Jacuzzi bath. Bliss!

At the end of the landing on the left is Bedroom 2, or the Guest Room. It overlooks the rear garden and it has the benefit of its own en-suite shower room. If you have a teenager he or she will love it.

Finally, opposite is Bedroom 4. We have an ‘emergency’ futon in here (but we’ve never needed it). Mostly, we use this room for ironing…

So, that’s it. We love this house and rest assured, if not for the once-in-a-lifetime opportunity we now have, of moving into a Spanish villa, we would be staying put. Everything we have done was with ‘forever’ in mind. As John Lennon once said, ‘life is what happens when you’re busy making other plans.’
