Property Description

If you are looking for a 3 or 4 bed family home in excellent condition sitting in a perfect location, offering spacious and versatile accommodation catering for all the family needs & all within easy walking distance of highly regarded schools & the town centre…… then we really do have a NewHome4U

Come to our office for free Independent mortgage advice or just email or even ‘call': Do you like the photos? Well may be you would you like to view this home personally…..The good thing about NewHome4U is, we open 7 days a week and we’re physically in the office 4U just so that you can, ‘’like no other estate agent in Mold’

Having recently been asked to write a description of number 6, I thought that this would be a simple copy and paste exercise; how wrong I was. When I arrived at the home I was initially surprised by how different it was from its neighbour in outside appearance. Having said that, why can’t all estate developments be like this? This home proves it can be done and provides that real sense of individuality we all want from our homes.

We approach this home up a sloping drive providing parking for two cars with a neat dividing lawn and large hedgerow separates it from next door. A protective porch stretches from above the front bay window across the front door offering a degree of protection from the elements.

Entering through the front door we find ourselves in the inner hallway with the stairs immediately in front of us. To the left is the door into the 4th bedroom, the play room, or the music room, or the office, or even the home cinema, you see, I said it was versatile! Originally an integral garage this has very successfully been made part of the home because, who locks the car away at night anyway? In its current form it offers a generous amount of space, lending itself to virtually any use you can think of.

Back across the hall we find the lounge. This features very high quality wood laminate flooring giving a modern, almost continental atmosphere, something accentuated by the beautiful real flame gas fire that welcomes you in. The room is kept pleasantly light courtesy of the previously mentioned front bay window and is simply a very comfortable place to be.

Rather than the more usual archway, there are double semi glazed French doors separating this from the dining room; something that gives the dining room a greater sense of formality. This room is generously proportioned, easily accommodating a full six seat dining table and all the other necessary bits of furniture.

A large sliding patio door in the far wall of the dining room gives access into the conservatory. Largely of white PVC construction and with a ceramic tiled floor, this also has twin doors to the side looking out onto a sheltered alfresco eating area, perfect for a relaxing glass of something cool and liver damaging after a long day at the coal face.

Back into the dining room, we also find the door though into the kitchen. This, while not a huge room remains a highly efficient one. The units and work surfaces are arranged un a large ‘U’ shape with the sink, central to the huge picture window which overlooks the charming rear garden and keeps the whole room bright and airy. Adjacent to the sink is an integrated dishwasher while the cooker occupies one of the side arms of the ‘U’. In the rear wall there is a door into the under-stair store room. All homes have vast supplies of ‘stuff’ that is necessary but ugly, making convenient storage such as this all the more vital.

In the far wall another door takes us into the utility room, containing a full complement of units, work surfaces and another sink, while a void for a washing machine a tumble drier nestle beneath. Space for a tall fridge / freezer completes the ensemble, before the back door leads us into the garden. At the other end of the room, we find a downstairs cloakroom, with sink and lavatory. This is always convenient as it prevents dirt being brought indoors by the gardening staff….

Moving upstairs and turning left we find the first of the bedrooms. This faces the front of the home, features a large fitted wardrobe unit, various other items of free standing furniture and even with its double bed leaves a large area of free floor space.

Opposite here is the bathroom and this is a touch of class. Again floored in very high quality wood laminate and with a shaped corner bath for serious wallowing, it also provides a heated towel rail / radiator, pedestal hand basin, lavatory, spacious storage cupboards and a walk in shower cubicle with a mains powered shower fed directly from the gas combi boiler.

Further along the landing, another bedroom faces the rear of the home. This is another comfortable double room, making the most of its already generous floor space by virtue of its large fitted wardrobes.

And finally, opposite here is the master bedroom. This is very generously proportioned and maximum use is made of the room by two separate sets of large fitted wardrobes and adjoining chests of drawers, making storage problems a thing of the past. Unless Channel 4 are about to make a documentary about your compulsive hoarding….. In the corner of the room, a door leads into the en-suite. This is compact but well thought out and offers all you could need. A pedestal hand basin, lavatory and walk in shower cubicle with this mirroring what is found in the family bathroom, namely a mains fed power shower to really blow away those early morning cobwebs.
