Well Captain, it may be illogical but our sensors indicate that a suitable home has become available in the quadrant of Rydymwyn, where such a family could live happily. Positioned as it is about 5 minutes by car from Mold and yet far enough out to really feel like a village should, this home has much to commend it. Fundamentally sound it could benefit from a little tlc but this would take the form of your stamping your own mark upon it to make it truly your own. The current owners have been here for over 20 years but now, facing ‘empty nest’ syndrome with the children having grown and left, feel it is time to move on.

A broad gateway opens into a wide drive with further parking to one side on an extensive gravelled area to the front of the home. A flat roofed extension provides an outer lobby protecting the semi glazed wooden front door with its decorative leaded glass panel insert, through which we find the inner hallway.

This broad hall is floored in high quality dark wood laminate and from where, immediately on our left is a door. This leads into what was originally the garage but has become a general storeroom. However, conversion to another sitting room, a games room or a ground floor bedroom for an elderly relative are all easily workable possibilities and would help to make this the home your family wants and needs.

Opposite here is the large lounge. This is currently configured as a dual purpose lounge/dining room, a role it fulfils with ease. It features a continuation of the wood laminate flooring and in the lounge section, a quite enormous wood burning stove dominates the hearth. This was installed by the present owner some 20 years ago and, having done the work himself carries no safety certification. The having been said, it has caused remarkably few deaths during the interim period, so draw your own conclusions as to the quality of his work…. A large picture window overlooks the front drive while to the rear of the room, in the ‘dining room’ section we find a large set of French windows allowing access to a large area of decking in the enclosed rear garden. This provides an ideal space to draw diners outside during the warmer months and, aided by a pair of chimineas, remains usable even when the weather turns.

At the top of the hallway we find the kitchen. Again this is a room of two halves as we enter the kitchen section. This is well equipped and features a design where the chef is surrounded by wrap around appliances, making for a pleasant and efficient working environment. Along with a large range style electric cooker, the presence of two automatic washing machines and two separate fridges underlines the credentials of a true family home. The far end of the room provides space for more work surfaces, a large deep freeze, the Worcester oil fired central heating boiler and a small dining table for those occasions then the kitchen is the only place to be.

Stepping through the back door onto a narrow pathway running alongside the home, we turn right into the garden. It is only now that the true scale of the plot becomes apparent as we face a large raised area of crazy paving, playing host to two wooden storage sheds. Beside here is a decorative rockery area, beside a trellis arch leading to a large vegetable patch which in turn sits beside a large hedge with a central arch shielding a small section of the garden from general view. Passing the previously mentioned decking area outside the dining room there is a huge lawn in the centre of which is a grass free area with dining set, bbq and chiminea before we finally come to the garage sized steel storage shed. Confusing? You should see the photos….

Climbing the stairs we come first of all to the family bathroom, overlooking the rear of the home. This features a clever vinyl floor patterned to resemble ceramic tiling and offers a heated towel rail/radiator, pedestal hand basin, lavatory and bath with an electric shower over. The walls are tiled to ceiling height and while the room could benefit from a bit of a makeover, everything is perfectly serviceable and not unattractive. It could certainly be place quite a long way down the ‘to do’ list that comes with any new home we move into.

Leaving here and turning left we come to the first of the rear facing bedrooms. This is a big room, made even bigger by the large fitted cupboards with their curtained fronts which negate the need for free standing furniture in which to store clothing. The room is kept bight by the large picture window, taking advantage of the pleasing view across the rear garden.

Returning past the bathroom we find to our right the smaller rear facing room. This ‘L’ shaped room is a comfortable single bedroom which is at present into service as an ironing room. (No pun intended…) Ironing is a chore few enjoy but here at least there is the consolation of a pleasant view which always helps.

Towards the front of the home we find another bedroom. This, although narrow, currently holds a dressing table and double bed with floor space to spare. It is helped in this by the large fitted cupboards offering generous storage.

Passing the stairs once more and turning to the front of the home reveals another small bedroom. Initially you could be forgiven for thinking that this was a single room but the presence of the large double bed gives lie to that notion. Once again it is the storage space made available by the large fitted cupboard that makes this possible and turns what appears a small room into a comfortable and useable double.

Finally we come to the master bedroom. Overlooking the front of the home this is undeniably a large room, able to contain 2 free standing chests of drawers, a formal dressing table and chair, double bed and a huge set of fitted wardrobes. This is a master bedroom worthy of the name.
