Location

The picturesque village of Streatley on Thames lies in a wide valley on the Berkshire side of the river between Reading and Oxford, opposite Goring on the Oxfordshire bank with the surrounding countryside designated an “Area of Outstanding Natural Beauty”. Historically the location of the two villages is at a natural crossing point of the river, set between the Berkshire Downs and Chiltern Hills, known geographically as the ‘Goring Gap’ where the ancient Ridgeway path comes down to meet the river after its long journey across the Berkshire Downlands before continuing up onto the Chiltern Hills and the Icknield Way. The interesting High Street, which forms the central part of the village running down to the river and the bridge over to Goring, is now a ‘Conservation Area’ with a wealth of period properties many of considerable architectural merit including a thatched cottage, a beautiful William and Mary house and an Elizabethan Farmhouse.

The village has a parish church with Norman origins, “The Swan” a luxury 4 star riverside hotel also offering a leisure and fitness club, and at the top of the High Street is the Bull Inn being an old coaching inn from the era when the Royal Mail stopped en route from London to Oxford. There is also a prestigious Golf Club, established over 100 years ago, set amidst beautiful rolling countryside, and a highly regarded primary school with a separate Nursery. The local area has an excellent range of private and state schools and Streatley is in the catchment area for the much acclaimed Downs secondary school in Compton.

Across the river, the larger village of Goring on Thames offers a wide range of amenities and facilities including shops, a bank, modern health centre, traditional inns, choice of restaurants including a riverside Bistro café, Boutique hotel, library, dentist and importantly a main line railway station providing excellent commuter services to Oxford, Reading and up to London (Paddington) in under the hour and with connections for the future Crossrail services into central London.

Behind Streatley the ground rises steeply where the Berkshire Downlands meet the Thames Valley and from the top there are panoramic views far into Oxfordshire. The woodland and hills surrounding Streatley have been acquired in recent years by the National Trust and there are extensive bridleways and footpaths open to the public.

Property description

Elm Lodge is situated in the heart of the village at the top of the High Street and is one of the most historically important properties forming part of Streatley’s rich architectural heritage lying within the central ‘Conservation Area’.

Believed to date from the early 18th Century with later addition of a Victorian wing and with little material change since, the house listed Grade II reflecting its significant historical and architectural importance has the impressive symmetry of this much admired era notably with its tall casement sash windows and internal shutters which give added natural light, and the generous room proportions and high ceilings so typical of this period.

On the frontage is a distinctive columned entrance and portico always the mark of a fine house.

Having appealing contrasting red with grey/blue brickwork to elevations and with exposed flints around the ground floor, the house has an interesting clay tile roof and tall chimney stacks.

From 1920 until 2006 Elm Lodge was lived in by two successive families who were Doctors and part of the ground floor was used as a Surgery until the new Health Centre was built.

Since 2006 the present owner has undertaken very sympathetic and tasteful refurbishment with major works including electrical rewiring, re-plumbing with new gas boiler and pressurised hot water system, refitting of a luxurious new family bathroom with shower and a completely updated and refitted Shaker style Farmhouse Kitchen/Breakfast Room with a gas and electric Aga.

A secondary staircase approached off the side entrance hall provides the opportunity for a separate self-contained accommodation wing and originally served as the servant’s quarters. Similarly the period former stabling and linked outbuildings offer the possibility of future development to suit a number of different options subject to planning approval.

Interesting character features of the property include a superb “Adam” period pine fireplace in the Drawing Room, an inglenook fireplace with heavy Bressummer beam in the Morning Room, the oak panelled Dining / Family Room, period fenestration and internal shuttering, original floorboards and wide doors.

This is a charming property with significant period ambience.

Outside

At the front of the property is a high brick and flint boundary wall with a central opening leading into a spacious walled inner Courtyard off which is located the garaging and period outbuildings.

The present Garaging together with the linked Outbuildings were originally stabling with a Tack Room and a Workshop/Store Room the latter having a fireplace and chimney breast and there are still cobbled floors in some areas. Traditionally constructed with attractive brick elevations under pitched clay tile hipped roofs, the buildings have obvious scope for development to suit a purchasers own requirements and subject to planning.

To the rear is a magnificent brick and flint walled garden which is mainly lawned and enjoys a superb and very private West aspect with views of the National Trust Lardon Chase and the wooded hillsides above the village.

Extending across the rear of the house is a wide flagged terrace and at the top of the garden is a small orchard.

In all the gardens and grounds extend to approximately 0.41 of an acre.
