Property Description

This unique detached property was originally built as a four bedroom home, but has been modified by its long term owners to a large three bedroom due to preference; a reversible change if necessary. Excellently positioned within half a mile of Farnham Park, the property is in an elevated position enjoying fantastic views heading south of Farnham, with access to Folly Hill at the front and Derwent Close from the rear. The house itself is split level, with a spacious living room to the front with steps leading down to the dining room; this is adjacent to the kitchen which could be opened into an open plan kitchen/diner, with or without an extension to the rear where the conservatory currently accommodates. There is also a utility room to the other side of the dining room and a WC next to the stairs to the first floor. The first floor itself, again split level, has three bedrooms and the family bathroom. As previously mentioned, the master bedroom was formerly two separate rooms and the new owner may choose to return to this layout or even incorporate an en suite. Offering further scope to extend subject to the necessary planning, this already spacious family home is within walking distance of schools for all ages and 1.8 miles from Farnham train station with direct links to London Waterloo.
Farnham
Farnham is the largest town within the borough of Waverley with smaller villages of Runfold, Frensham and Wrecclesham within close proximity. Farnham falls within Surrey with Badshot Lea and Weybourne on the Aldershot side of the town.
It is a town of significant historic interest with many Georgian houses and old buildings including Farnham Castle, The Maltings and nearby Waverley Abbey. It is located midway between Winchester and London reportedly the reason for the position of its Castle, which was built as a stopover for the Bishop of Winchester en route to London back in the 11th Century.

The main thoroughfare running from West Street, through the Borough and on to East Street is home to many shops and independent retailers, amongst them Elphicks and Pullingers, some of the towns’ oldest surviving businesses. Farnham also offers a vast selection of restaurants, cafes and bars. As a market town it continues with tradition and has a monthly farmers market held in Central carpark, and a variety of arts and craft markets at the Maltings. The town also offers a Waitrose and central Sainsburys and a larger Superstore on the outskirts.

Farnham has a strong association with the arts and is home to the University of the Creative Arts, formerly known as Farnham School of Art as far back as 1866. It is also known for its outstanding schools, both state and independent, in particular South Farnham School, Heath End, Weydon Secondary School, Frensham Heights, Edgeborough and Barfield and local sixth form college.

Within walking distance of the town centre there are several parks, Farnham Park making up the grounds of the Castle and Gostrey Meadows, with sports facilities and playgrounds making them a popular choice with runners, families and dog walkers. Farnham also benefits from the nearby Frensham Ponds, Bourne Woods and Alice Holt forest. For other keen sports enthusiasts there is a central Leisure centre, an adult only Nuffield Health Fitness & Wellbeing Gym plus a recently developed David Lloyd gym situated on the outskirts of the town and next to Farnham Rugby Club.

It’s fantastic road and rail networks made Farnham an early example of a commuter town, allowing life in the countryside while remaining accessible to London. With rail links to London Waterloo and access to the M3, M25 and A325 also known as the Blackwater Valley road, Farnham remains a popular choice with commuters and families.
