Property Description

A truly delightful detached 4-bedroom house which benefits from a secluded orientation, a generous plot and rural views, and is within walking distance of the thriving town of Wadhurst.

Description

This attractive 4-bedroom house is arranged over 2 floors and has been lovingly cared for and enhanced by the current owners who have lived here for 34 years. Built in approximately 1900, the house has retained much of its original charm with beamed ceilings and waxed wood panelling, and many rooms enjoy a double or triple aspect, so there is a wonderful sense of space and light throughout. Enjoying a slightly elevated position with glorious westerly countryside views, the bustling market town of Wadhurst is within easy walking reach as is the mainline station with its regular train service to Central London.

Ground Floor

The front door opens to the carpeted entrance hallway and the warm waxed panelling which is a feature of this lovely property. To the left is the 17’ triple aspect living room which benefits from a brick-built fireplace and open fire and direct access via French doors to the rear terrace. The kitchen/breakfast room sits at the back of the house overlooking the pretty gardens and has a wonderful warmth and charm. With beautiful oak flooring, maple cabinetry and beamed ceilings, this is a fabulous room in which to cook and entertain friends. A generously sized dining room caters for more formal dining and the ground floor also features a utility room with external door and a guest cloakroom.

First Floor

A carpeted staircase leads up to the first floor and the four bedrooms. The master bedroom sits above the living room so also enjoys the enviable triple aspect and glorious countryside views, and there is a useful built-in corner wardrobe. Bedrooms two and three benefit from fitted recessed cupboards and bedroom four is configured as a study by the current owners. A glazed door at the end of the landing opens to a sunny inner lobby with a fitted cabinet and a window overlooking the side. To the right is the bathroom and to the left is the separate WC. Significant eaves storage is accessible from the landing and via bedroom three.

Outside

Cockmount is approached via a smart gravel driveway off Jonas Lane with parking for 4/5 vehicles. The gravel continues around the cottage, including the raised rear terrace which is retained by attractive railway sleepers and offers ample space for outdoor dining and by virtue of its westerly aspect is a fabulous space for afternoon and evening relaxing. Steps descend from the terrace to the garden which is mainly laid to lawn with mature hedgerows along all borders. A garden shed offers useful storage space and a sheltered area at the gable end of the cottage acts as a perfect wood store. The garden and terrace enjoy an enviable south-westerly aspect and are bathed in sunshine nearly all day. The cottage enjoys a truly fabulous position with beautiful rural views and spectacular sunsets.

Location

Wadhurst is an historic market town situated on a high ridge of the Sussex and Kent Weald and within an Area of Outstanding Natural Beauty. The High Street is under half a mile from the cottage and offers everything you might need daily and it also benefits from a Post Office, dental and doctor surgeries and a veterinary practice. The vibrant spa town of Tunbridge Wells, with its excellent commercial and leisure facilities, is only 6 miles away and the bustling south coast towns of Hastings, Eastbourne and Brighton are all easily accessible. There are also first-rate recreational facilities close at hand, including a local tennis club well-regarded golf courses at nearby Frant, Lamberhurst and Dale Hill at Ticehurst. There are also two private gyms at Uplands and Knowle Grange. Wadhurst station is 1 mile distant and offers a direct service into Central London and Cannon Street and has a large car-park for customers.

Comments From The Owner

We bought Cockmount without even going into the building because of the privacy and seclusion that the house offers, shutting out the outside world.
The house relates so well to its garden and its orientation with morning sunlight in the bathroom and bedrooms and afternoon sun to sunset streaming into the livingroom and kitchen/family room. The terrace is a lovely place for entertaining and can be reached directly from either the kitchen or the living room.
