Location

The much prized village of Goring on Thames occupies a stunning location in the Thames Valley set between the Chiltern Hills and Berkshire Downlands as the River flows from Oxford down to Reading, in an area of scenic landscape known geographically as the ‘Goring Gap’ and designated an ‘A.O.N.B.’ In 2009 Goring was awarded the prestigious ‘Oxfordshire Village of the Year’ and also won the coveted best in ‘South of England’ title.

This stretch of the River, the longest between locks, is regarded as one of the most beautiful and is forever associated with Kenneth Grahame’s immortal book “The Wind in the Willows” as well as Jerome K Jerome’s book “Three Men in a Boat” which actually mentions Streatley in its narrative.

The village boasts an excellent range of shops and facilities together with Olde Worlde pubs, a highly regarded Bistro/Café, choice of restaurants, a Bank, Post Office, Boutique hotel, Doctors and Dental surgeries and importantly a mainline station offering fast services up to London (Paddington). There is also easy access for the major local towns, including Oxford, Reading and Newbury, the M4 and M40 motorways, and for Heathrow.

N.B. Crossrail services are scheduled to be commencing from Reading in 2019 which together with the electrification of the line will significantly improve travelling times to Paddington and central London destinations.

Recognised as a thriving community, there are a wide range of clubs, societies and special interest groups to suit most people.

There is a highly rated Primary school and in the local area are a first-class choice of both state and private schools with bus collections.

The central part of Goring is a ‘Conservation Area’ and has a wealth of interesting period properties many Listed being of significant architectural and historical interest.

Streatley on Thames, situated on the opposite Berkshire side of the river, is another pretty village surrounded by hills and woodlands now mainly owned by the National Trust. Fronting onto the river by the bridge crossing over to Goring is the luxury 4 star riverside hotel The Swan, renowned for its fine cuisine and leisure and fitness facilities.

Croft Road is a quiet tree-lined road in the favoured central part of the village located within easy walking distance of the High Street, river and station. The road comprises mainly older individual character properties set in mature gardens all of which adds considerably to the privacy and seclusion of the immediate environment. Close by are footpaths down to The River Thames.

Property description

Attractive in design, Juniper House has traditional red brick elevations under a pitched tile roof, with a garage and adjoining studio attached to one side.

The house affords attractively arranged and well-appointed modern and contemporary accommodation which in more recent years has been tastefully refurbished. Extending to approximately 1,155 sq ft in total, with all principal rooms enjoying a pleasant aspect over the mature gardens and grounds, the property offers 3 bedrooms, 2 bathrooms, and 2 reception rooms.

Delightfully attractive in a most ideal and picturesque setting, early viewing is advised.

Outside

The property fronts onto Croft Road where a low brick and flint wall extends across the frontage with a wide raised flower and shrub border behind containing a variety of interesting plants with the beds extending up the side of the drive and encircling a central lawned garden. There is a further well stocked flanking border on the opposite side of the drive again interestingly planted. A splayed brick pavior entrance drive leads up to the garaging attached at the side of the house.

The garage, of brick construction, has been extended at the rear to provide a charming and versatile vaulted studio with French doors opening onto the garden terrace, and has an ‘up and over’ entrance door, fitted light and power and side door opening onto the rear garden. A further pedestrian door opens onto the side passageway.

The courtyard garden at the rear of the house is a particular feature and has been superbly laid out with a flagged terrace extending across the full width with circular central design together with raised brick wall planters across the rear boundary containing a variety of specimen shrubs and flowers providing colour through the seasons.

At the far end there is a further sitting area which takes advantage of the Westerly views across to the National Trust hillsides above Streatley, with clipped box hedging on one side. On the South side of the house there is a further enclosed area of garden with a number of specimen trees and shrubs which provide interest and colour.

Private and mature, the gardens and grounds are quite lovely and a real asset to the property.
