Situation

Cold Harbour is a small hamlet of two quiet rural lanes only, comprising a small cluster of properties which are mostly period in origin including thatched brick and flint cottages, located in a peaceful and totally unspoilt rural area designated as ‘An Area Outstanding Natural Beauty’, on the edge of a high Chilterns escarpment adjoining woodland and overlooking the Thames Valley. Lavender Cottage is situated at the very end of one of these two no through lanes, privately gated and enjoying stunning views over its gardens and woodland, with the rolling hills and valley beyond.

Local facilities are available in nearby Pangbourne or Goring-on-Thames where there are a range of shops, banks, a post office, restaurants and public houses. More extensive facilities are available in nearby Henley-on-Thames and Reading. Notwithstanding its rural setting, communications within the area are excellent with the M4 (junction 12) providing access to London or the West Country. There is also a regular train service from Reading to London (Paddington) taking from 28 minutes, with a local connection from Goring-on-Thames extending the journey by only 20 minutes or so. Crossrail is due to open from Reading in late 2019 also, opening through more direct links to Canary Wharf.

The Oratory Preparatory School is just at the end of the lane, and other highly regarded schooling nearby includes Moulsford Preparatory, Cranford House, Queen Anne’s, The Oratory, Pangbourne College, Abingdon Boys and The School of St Helen & Katharine, and Bradfield College. Sporting and recreational facilities include racing at Windsor, Ascot and Newbury and riding and walking in the surrounding countryside.

Property description

Lavender Cottage is a delightful Grade II listed family house with origins, it is believed, in the 17th century. The cottage has been beautifully extended and refurbished in recent years and now offers 21st century luxury whilst retaining the charm, character and appeal of a period property.

The spacious sitting room has a large brick fireplace which once had a bread oven, now housing a log burning stove. This lovely triple aspect room has a door to the garden, exposed wall and ceiling timbers and steps down to two separate areas which provide office and playroom space. The wonderful kitchen and dining room was created in 2011. This stylish and individual kitchen has a range of drawers and cupboards with polished concrete work-surfaces and a breakfast bar created from one beautiful piece of timber. There is a 3 oven electric Aga and an additional 2 oven Aga with gas hob. Throughout this area is limestone flooring with underfloor heating. Around the wood burning stove is a sitting area with bi-fold doors which open fully to the south facing terrace creating an indoor/outdoor seating and dining area. The fully glazed dining area has doors to the garden and adds the finishing touch to this contemporary part of the house.

To the first floor of the main house is a double aspect master bedroom with walk-in wardrobe and en suite bathroom. There are two further bedrooms and a single room. There is listed building consent in place to change this arrangement to two bedrooms and an en suite shower room. From the ground floor rear lobby there is a door to the garden and hallway leading to a utility room, two ground floor bedrooms (1 en suite), shower room and stairs to a first floor bedroom with en suite bathroom.

Careful planning and attention has been provided, combining more modern open plan living with that of a rather more traditional nature, in addition to embracing outside living to inside living, and as a consequence the property presents itself as a true ambassador of the modern age.

Outside

Lavender Cottage is accessed from the lane directly onto a large gravel parking area for several cars. To one side is a fabulous leisure complex comprising a heated, fully glazed pool (with jet swim, bubble-mat and cobra shower), separate hot tub, sauna, shower and steam room. There is a kitchen area and laundry/store room. Climb up the attractive spiral staircase to a first floor bedroom with separate WC and wash basin, or down to the basement and you will be able to observe the swimmers in the pool or use the cinema room with projector and screen. The boiler room has the heating and hot water system and a plant room has the pool equipment.

The gardens wrap around the west and south aspect of the house and are laid mainly to lawn. They are private with mature hedges and a variety trees to the boundaries. Accessed from the kitchen and dining room is a south facing terrace which is the perfect place for al fresco dining and enjoying the lovely view over the garden to the fields beyond. To the north lies approximately 2.8 acres of stunning beech woodland which provides a wonderful family playground, with stunning arrays of bluebells to be witnessed in the spring. There is a 3 bay barn for garage and storage and further useful storage sheds.

Altogether a great balance of family home with extensive outdoor space for a rural lifestyle with contemporary leisure facilities and gardens and woodland extending in all to approximately 3.626 acres. (Noted as ‘Lot 1’ on the land / site plan)

Across the quiet lane from the house is a separately gated entrance to a railed paddock extending to approximately 4.13 acres. (Noted as ‘Lot 2’ on the land / site plan)
