Wellingtonia place - He`s done it again.... Nick Blair of Barkham Homes has without doubt firmly place himself and his company amongst the best developers and creators of new homes around today.

There are a number of reasons for this but for me it mainly revolves around his obvious passion and determination to always build the best homes he possibly can with incredible attention to detail and always with the new owners in mind.

Wellingtonia Place in no exception, as soon as he entered the sweeping driveway with me and saw this site he said " this is stunning, I`m building here " and
what he has created are two wonderful homes on plots both circa 1 acre with a backdrop which I challenge you to find anywhere else locally.

When we have something of this quality it really is quite hard to do justice with words and the photography tends to take over so i’ll just point you in the right direction, as with the food in a Michelin star restaurant you`ll be enjoying this home with your eyes long before you come and taste it.

On arrival the gated entrance really sets the scene well and already you can see that the style Nick has chosen says `style` rather than `look at me` which I personally prefer. Looking through to the sweeping, lit gravel driveway with granite set edges it winds between the trees with lush turf either side as if you`re on an approach to a Country Manor, and in many ways you are but on a much more manageable scale.

As you reach the end of the impressive approach you are then greeted by two individual gated entrances which are again fully automated and lead to Warwick House and Malden House. Warwick House is to the right and not immediately visible from the main entrance but as you sweep through the entrance onto the vast driveway you can see that as much thought and attention has been given to the landscaping, soft boundaries and high level planting as the build itself.

Whether you believe that you truly understand `building` or not I defy you not to be drawn to the incredible quality of the brickwork, the double struck pointing literally frames each individual brick and creates the most wonderful look, this detail then continues throughout the build. You`ll also notice the stone work above and below the windows, framing them also and making a feature all of their own, this along with the impressive decorative band course make for a stunning elevation.

Wandering inside you have the stylish, large reception hall that you would expect but more than that you notice the incredibly high ceilings, while this may seem a strange feature to dwell on you`ll really understand why when you experience them, this along with the engineered oak flooring and stunning painted Oak staircase make this a real feature of Warwick House, you`ll also get the full impact of the enormous stairwell window and the light it allows to pour in.

I`ll take you now to the heart of the home, the vast Kitchen / Family / Day room ..... This space is jaw dropping, I challenge you not to smile. With Nu Travertine Contrafaldo Silver floor tiles throughout the space leaps out reflecting the light and showing off over 42 feet of versatile living, dining and entertaining. The bespoke kitchen has been carefully chosen, the style very cleverly mirrors the setting in a traditional style yet very contemporary in colour which really does work. The Stone Italiana worktops are just sheer class, they give as sleek finish yet solid and durable for a kitchen that is much more than a show piece. The fully integrated Miele appliances include an induction hob, two single ovens, combination oven, warming draw, full height fridge and full height freezer. This area forms a full height wall section which works, looks great and then you move onto the wine cooler (try to keep it full) dishwasher and the kitchen sink also has the Quooker fusion boiling water tap.

The separate but much needed utility room then makes a home for the appliances you would prefer out of site, washing machine and tumble dryer, again Miele, the quality of the units and worktops has followed through from the kitchen into here, no corners cut.

The open plan family space is quite amazing, views out through the bi-fold doors onto the terrace and extensive gardens beyond are stunning, but the ceiling heights, again, seriously impressive and I think once you`ve experienced them in this space you`ll struggle to settle for anything less. Barkham Homes have this space set up to show you how things `could` work for you but you decide, the word here is versatile for sure. Currently they have installed a wall mounted flat screen with very tasteful unit below giving you a focal point and to show you one option that may work but the seating and dining options are pretty endless and could change as life changes.

Continuing this theme you then have double doors opening through to a more formal dining room but this could again become what you want it to be. Close it off for more privacy or open it up for a party, entertaining and enjoy the flow back through to the reception hall. The study is then set to the front of the home and at 14ft by 10ft does make for a lovely office but again offers options for those that want to think outside the box. Finally the living room, this has again been thoughtfully planned. At 20ft by 14ft it`s a fantastic size but has been designed to offer a snug feel too, autumn and winter evenings with the contemporary log burner warming the space nicely, a glass of wine? Book? Movie night away from the children? all possible here. For the summer time you have the bi-fold doors allowing you to also open up to the gardens and watch the wildlife.

Moving upstairs, take a second to appreciate the staircase if you can, so often a feature that gets taken for granted but again Nick has gone for solid Oak and a painted finish with central runner, great look and again you get the full feel of that huge feature window as you head upward to the landing.

Landings can often be underwhelming but not here. The space returns on itself and feels like it actually leads somewhere, you have options to furnish if that`s your style with that feature window flooding the area with natural light. We have five bedrooms here, two both share a very cleverly designed `jack and jill` en suite shower room with a stunning family bathroom then servicing two further bedrooms. It`s also worth noting that all bedrooms have built-in wardrobes with shelving and hanging rails.

The family bathroom is beautiful, as is the jack and jill ensuite, The Porcelanosa tiles are exactly as you would hope for, the large walk in shower flows seamlessly with modern glass screen, and then a bath to relax in, the Hansgrohe chrome fittings cement the contemporary look
You can`t do much more than go with Porcelanosa tiles, Villeroy & Boch sanitary ware and Hansgrohe fittings and that is all you`ll find here.

What can we say about the master suite, a lovely suite with large walk-in dressing room which Barkham Homes have fitted out beautifully, stunning en suite bathroom with walk-in shower and then you see the stunning freestanding bath which anyone would be delighted to take a soak in, the style is perfect, I even question if Nick (who does have great taste) chose this on his own or had help. If that doesn`t say `master suite` you then have most wonderful balcony where you can enjoy a morning coffee while you watch the wildlife come to life or enjoy the sunset. Just being able to open doors to the outside from your bedroom is lovely but to be able to actually walk outside and have an uninterrupted view through the seamless glass balustrade is quite something.

There is so much more I could say about the quality build, internal finish, attention to detail and feel of this creation but I started by saying I`d let the pictures do the talking and now all I`ve done is talk so i`ll just give you an overview of outside and then let you ponder, but don`t take too long.

Moving outside, you just don`t find plots like this or at least I`ve not been fortunate enough to find another like it.

The approach we have already covered but worth mentioning again, stunning gated entrance to the main gravel drive which has been edged in granite sets and is lit and simply landscaped with lush grass and then mature trees to either side. It`s the sort of approach that as soon as you drive through those gates you`ll have your first smile to yourself.

The secondary automated gates then lead into Warwick House itself, vast driveway with room for multiple vehicles, boat or whatever else you may need to park and then in turn to the detached double garage with fully automated doors as you would expect. There are then various areas to the side and rear which are well hidden so if you need to have some further storage or room to place things that you don`t want on display there is room to do so. You can`t help but notice the thought that has also gone into the boundary style, rustic post and rail fencing and then some beautiful landscaping which compliments the established boundaries that Nick was keen to preserve.

The grounds to the rear are exactly as I would have chosen and we hope you like them too. I`ve lost track of the volume of topsoil that was brought in here to ensure that the high quality turf that has been used flourishes. The turf is so green that the natural sandstone paving used to create the rear terrace really stands out in contrast as a feature. The turf has been laid fence to fence with then large feature beds giving points of interest with mature planting of a varied nature, so you have a feeling of an established plot but also a blank canvass to then create your dream gardens.

So, there we have the creation that is Warwick House, I honestly can`t believe how incredibly well this project has taken shape from when I first came here with Nick to see what he thought and he said " this is stunning, I`m going to build here" .... He wasn`t lying was he.......
