If you were given a blank sheet of paper and the dimensions of the room and then managed to come up with a better layout than this, I would salute you.

From here an open archway takes us through into the large utility room. In here we find a lovely marble topped bespoke wooden work unit containing a traditional Belfast sink, along with a void and plumbing for the washing machine and another fridge freezer; this seems to be a home for gourmets…. The back door accesses the rear garden with its views over the distant hills, while another follows into the downstairs cloakroom.

Actually, to call it a ‘cloakroom’ is to do it a disservice. Neatly tiled in marble effect ceramic, this features a pedestal hand basin, lavatory and corner mounted walk in shower. The positioning of this room is really clever. Ideally placed for use by sweaty, dirty people coming from outside, its Jack and Jill door arrangement also allows access to the last remaining room on the ground floor.

This final room is what marks out this home as a perfect environment for a family. This is a multi-purpose room which can be put to any number of uses. This is currently used as a guest room for visiting grandparents but, should the family be adequately catered for by three bedrooms, I would be tempted to see this as the master bedroom and the adjoining room an attached dressing room……now that is luxury!
