The Property

Situated on Sandford Avenue, one of Church Stretton's most highly regarded addresses, you will find this beautifully presented and wonderfully spacious family home. Located in a quiet and idyllic spot, less than a mile from the charming town centre, Grafton Underwood offers the best of both worlds, peace, tranquility and stunning views but good schools, excellent transport links, fantastic independent shops and a strong community all within easy reach. Having been transformed by the current owners, the property is now a stunning five bedroom split level home which offers incredible flexibility and should appeal to anybody looking for 'space'. It could be that you have a large family, children, grandchildren, or maybe you just have lots of visitors you would like to be able to accommodate (which being in Church Stretton is sure to be the case). Perhaps you'd like to have paying guests to provide an income or maybe you have varying hobbies to which you would like to be able to designate some space and time. Whatever your passions are in life you will certainly have the space to accommodate them at Grafton Underwood.

Approached directly from Sandford Avenue, an impressive tree lined street, a sweeping driveway leads you up to the property which occupies a slightly elevated position. Automatic lighting illuminates the way to the top of the driveway where you will find a detached double garage complete with a remote control up and over door. There is also a good turning circle and ample parking. In front of you, you will will see two sets of brick-built steps, one leading to the front entrance door and the the other alongside the property to the utility room. As is the case with many properties, over time the way they are used and accessed evolves, this is certainly the case with Grafton Underwood meaning it makes more sense to enter the property through the utility room. If you've been for a long walk in the hills this is the best place to kick off your muddy boots and hang up your jacket before you enter the rest of the house. The utility itself is larger than average and has cupboard storage and and a third toilet, ideal if you're out in the garden. From the utility room you enter the hub of the home, the extremely well appointed kitchen diner. This is a joyous room which you will pack with memories in no time, catching up on events of the day with your family or laughing and entertaining friends, all occasions are catered for here. It is stylish and functional with loads of storage, there is a walk in pantry, central island with duel pan and cutlery drawers, further fitted wall and base units, a breakfast bar and an integrated dishwasher, fridge, Bosch induction hob and double oven. When you're finished entertaining in the kitchen you can retire to the living room and put your feet up in front of the Gazco Logic e-Box gas fire (which is serviced annually) while enjoying a lovely outlook to the expansive rear garden. Something you'll notice about Grafton Underwood is the light and airy nature which has been cleverly created by the architect, dual aspect windows and French doors flood the living room with light but its not something unique to this room, it's a theme running throughout the home. Moving on to the internal hallways and landings you will see what we mean. Back through the kitchen you will find the first of the hallways, to your left is the study, perfect if you work from home or if you want somewhere quiet to read or research. To your right is the smartly fitted bathroom, which has a fresh white suite and lots of built in storage, all complimented with an attractive tiled finish. You will also find the Valliant combination boiler in the bathroom, which too, is serviced annually. Stairs lead down to what is officially the entrance hall and the aforementioned 'front entrance door'. This is flanked by two of the five double bedrooms Grafton Underwood boasts, although they could of course be put to a different use should one wish.

Heading back up the stairs and on to the first floor you will find the remaining three bedrooms. There are two more to the front, mirroring the ones on the ground floor, while stairs from the landing take you up to the master bedroom. The master is a great size and again, has lots of storage, there are fitted wardrobes along one wall and eves storage running around the remainder. Two velux windows with views over the Long Mynd creating another light airy room with an en-suite shower room to complete the internal accommodation

Back outside there is still plenty more to see. Behind the garage is a brilliant workshop that should appeal to the diy enthusiasts among you, it has both power and lighting so you can work away until your heart is content. Recently laid stone paving leads you all the way around the house so all sides can be accessed easily. Directly off the utility is the first of two patio areas, this one catches the early sun so is a great spot for breakfast or your morning cup of tea or coffee. To the rear you will find the larger patio which is most definitely barbecue territory, with French doors to the living room and steps up to main garden you can keep watch over everyone while manning the grill. The rear garden is undulating and interesting, there are fruit trees, raised beds and ample space for a chicken run if you really want to live 'the good life'. It is south facing so catches plenty of sun and it enjoys an incredible view of the Long Mynd so you'll never tire of mowing the lawn.

The Town

Set against the scenic backdrop of the Shropshire Hills, Church Stretton is small market town with a population of around 4000. The town is also fondly referred to as 'Little Switzerland', you will understand exactly why from the second you start to get closer as you drive down the A49 into Church Stretton. Day or night you will be mesmerized by the beauty of the South Shropshire hillside as it gradually appears with its ominous splendour. If it is night time the twinkle of little houses nestled in the hills, with billowing smoke from the chimneys, will have you curious with whom might be living there and make you wish you were sitting next to the open fire looking out over the hillside. If it is during the day, you may catch sight of some hardy hikers scaling the top of Caradoc, The Ragleth, or the Longmynd, or perhaps a daring mountain biker will be catapulting down the fast array of mountain bike routes that makes this part of the world so desirable for bikers and hikers alike. Depending on the time of year you may also witness some skiers, snowboarders or sledgers enjoying the wonderful winters snow Church Stretton often gets, making it a tourist attraction all year round. Church Stretton has direct access to over 20 square miles of National Trust land. It is a haven for many who love the outdoors, paragliding, gliders, fell runners, photographers, artists, all flock to experience their love of the outdoors and capture it how they know best in this wondrous town. Perhaps this is all a little too energetic for you? Maybe if we come down from the hills you can have a leisurely stroll through the beautiful Rectory woods, and enjoy the stunning bluebells which have been photographed time and time again in all their glory creating magical pieces of art. All of which can be bought as a memorable keepsake in the form of postcards, greetings cards, pictures and photos from the National Trust shop, or in some of the shops in the town centre. Boasting many award winning coffee shops, quintessentially English tea rooms, cafes, restaurants, bars and public houses. Quaint little shops selling anything from brick-a-brac, to flowers, sweets, handmade chocolates, ice cream, vintage clothing, gifts, jewellery and so much more. On a more practical level, you also have some fantastic day to day facilities. A doctor’s surgery, 2 dentists, a leisure centre with swimming pool, a Primary and Secondary school (both Ofsted rated 'Good'), a library, tourist information centre, garages, petrol station, Co-op Supermarket, Family Shopper Convenience store, weekly markets, banks, takeaways, and many other local businesses, independent stores, diy shops and kitchen facilities. There is a park with a play area, tennis courts, crown green bowling and croquet and for the sports lovers playing fields which host sporting fixtures for local teams in rugby, football and cricket for both adults and children. There are several bus routes taking you to surrounding towns and villages meaning you are as connected as you can be, not to mention the train station with direct routes into Shrewsbury and Ludlow. Lets face it though, with everything we have listed above, will you actually ever need to leave?
