Description
Brooklands Cottage is very special. Set in a sleepy green valley fringed by traditional meadows on the edge of Sheepscombe, the cottage has early origins and a real sense of history with many attractive period features and crucially, good ceiling heights. Outside it is offset by a quite lovely mature garden of about three quarters of an acre. A much loved home with a bright fresh interior cleverly enhanced by the use of pastel colours, the cottage benefits from having a north-south aspect so attracts plenty of natural light. The layout is straight forward with the kitchen/breakfast room at its heart, with the reception rooms on either side and a lovely large conservatory at the rear. At first floor level are currently three bedrooms, the family bathroom (with shower), plus an office or potential additional bedroom. There is another bedroom on the top floor. The cottage overlooks its mature garden in which features include two little brooks and a number of fine trees including a spectacular Monkey Puzzle tree (more normally found in Chile!). It has a private driveway and a purpose built garage, with space for a workshop.
Location
Brooklands Cottage is situated at the head of a no-through lane on the edge of Sheepscombe, with nothing but countryside beyond. A classic Cotswold hills village, Sheepscombe has a timeless quality about it. Its mellow Cotswold stone properties blend naturally into their surroundings, on both sides of a hidden valley. Off the beaten track, the village is quiet and peaceful but with a real sense of community with its church, pub, cricket ground and thriving primary school. Consequently it attracts residents of all ages, not least because it is very accessible. Cheltenham with its shopping, festivals and schools is immediately to the north and London is normally under 2 hours by road - trains from nearby Stroud into London Paddington, scheduled from 90 minutes. The former has four major supermarkets, two grammar schools, a leisure centre, multiplex cinema and a provincial theatre. There are exceptional walks in the vicinity of Brooklands Cottage, on a network of public footpaths and the local lanes are popular with cyclists. The larger village of Painswick which is close by, provides local amenities as well as having a challenging 18 hole golf course.
General Information
A public footpath (concealed by a hedge) flanks the west side of the garden. The initial part of the driveway from the public lane is shared with an adjacent property.
Directions
The property is most easily located by leaving our office in Painswick on the A46 in the direction of Cheltenham, passing through the traffic lights. As you begin to leave the village turn right signposted to Sheepscombe. Continue all the way into the village passing the Butchers Arms public house on your left and take the second left after the pub (not into Far End). Continue along this lane until you pass through some impressive stone pillars, pass the Mill House on your right and the entrance to Brooklands Cottage will be in front of you.
