Smith Barry Circus enjoys the most rural and tranquil position within Upper Rissington, a small cluster of prestigious detached properties arranged serenely in the round with a gated approach, each home afforded a generous plot overlooking neighbouring fields and panoramic views towards Oxfordshire.

8 Smith Barry Circus has undergone a programme of refurbishment over the last twelve months, now significantly remodelled and upgraded to create a stunning modern family home. The accommodation, arranged over three floors, provides entirely open-plan ground floor living space with three large double bedrooms and a family bathroom on the first floor, plus a luxurious master bedroom suite above complete with dressing room and separate shower room.

“The previous couple had lived here since the original RAF base was sold off in the late 1990s. It was a home entirely suited to their lifestyle, sitting in a wonderful spot overlooking fields with a stocked mature garden and workshop /garage, still with its original arrangement of smallish separate ground floor rooms. We fell in love with the position and potential, seeing immediately how we might transform the whole ground floor to make the most of its fantastic aspect, ” says the present owner.

“We began by knocking out the walls separating the kitchen, dining room, sitting room and garden room, re-positioning the back door to a more practical position. We re-wired the whole property, upgraded the heating system with a new boiler, replaced the picture windows and door to the front, stripped out an old shower on the ground floor, installing a fabulous new kitchen before re-decorating the whole house. Fortunately, the top floor had only been recently re-configured, and done so beautifully - at least we were spared that last bit!”

It has clearly been a labour of love, and the end result is spectacular. Why then, so soon after finishing their endeavour, are they moving?

“Unfortunately, life sometimes throws a curve ball. My wife’s family is in the South of England and we are needed back there. It’s such a great shame. We have absolutely delighted in living here. Even in this short time we have made such good friends of the neighbours, who are so kind, welcoming and friendly. We shall certainly miss the Cotswold lifestyle, this little quiet corner of paradise.”

Notwithstanding the amount of work that has already been done, the property still offers significant potential, being situated within a broad plot that particularly lends itself to extension. As such, early viewing is unhesitatingly recommended. Upper Rissington

Upper Rissington was once RAF Little Rissington. The original homes in the village were built in the late 30s / 40s when the air-force base played a crucial role as a training ground for pilots during World War II. The Officers’ Mess - recently converted into glamorous town houses - was very much the place to be seen during the 70s, when the base became a renowned flying school and focus of local high society life. Huge dinner parties frequently went on until dawn and the hunt also regularly met at the Commander’s home, where even the Queen Mother once stayed.

Taken over by the Americans in the Cold War, abandoned in the mid 1990s, the airbase lay empty for several years before being finally sold off by the mod for private development at the end of the twentieth century. However Upper Rissington, as it was to become, was on the verge of a whole new lease of life. It soon earned renown as ‘the North Cotswolds best kept secret’. Families loved the friendliness of the local community, the freedom and safety for their children whilst appreciating the sense of peace, vast skies, tree-lined avenues and wide-open spaces.

Those who purchased in the early years were amply rewarded by sharply escalating prices. Planning permission for a new homes development a decade later ensured Upper Rissington’s long-term viability and continuing upward rise in fortune. With considerable investment into services and amenities today, attractions include an Outstanding primary school, market square, popular bistro and supermarket.

Combined with a naturally beautiful elevated rural setting and a serendipitous location on the edge of the Cotswold escarpment, situated in a golden triangle between Burford, Stow and Bourton on the Water, it is no surprise that Upper Rissington has emerged today as one of the most desirable villages in the North Cotswolds for family life.
