Property Description

Bramdean is a superb bay-fronted Edwardian country house, which dates from 1906 and has most attractive tile-hung elevations, with weatherboard and painted render beneath a tiled roof.

The house has some lovely period features and works equally well for entertaining and as a family home, having well-proportioned rooms and providing spacious and flexible accommodation of 4,953 square feet, as well as offering scope for further enlargement, if required.

The accommodation is well laid out and benefits from being easily adaptable to provide a separate annexe for family or an au pair.

The house has seven bedrooms and three bathrooms on the first floor, arranged around a pretty galleried landing. There is also a very large attic, currently accessed via a ladder staircase from one of the bedrooms, which could easily be converted to provide further accommodation, if required (subject to the necessary consents).

On the ground floor there is large reception hall leading to a dining room with French doors out to the garden, an open fireplace with a wood burner and an extensive range of fitted bookshelves.

Doors lead from the reception hall to all the principal rooms including a double aspect drawing room with a large bay window to the front, an open fireplace and a secondary staircase to the first floor. There is also a sitting room and family room, both being double aspect and having French doors leading out to the verandah – the sitting room having an open fireplace fitted with a wood burner – and a good-sized kitchen/breakfast room fitted with a range of solid pine wall and base units, a central island, an oil-fired Aga and windows overlooking the garden.

A door from the kitchen leads to a rear lobby and downstairs cloakroom/bathroom, a further bedroom, a study and an excellent triple aspect office, which overlooks the garden and swimming pool and has French doors to the garden and a feature roof lantern. There is also a recently refitted laundry room and pantry.

Outside
The property is approached through a five-bar gate over a tarmac driveway providing plenty of parking at the front of the house. The driveway continues along the side of the property to the garage area.

There is a lovely verandah running around two sides of the house, which is accessed from French doors from the sitting room, dining room and family room. The verandah overlooks the gardens and includes an enclosed glazed area, ideal for enjoying the lovely outlook of the garden, whatever the weather.

Beyond the verandah there is a terrace leading to a fully tiled swimming pool with a Roman end. Adjacent to the pool there is a good-sized summerhouse/changing room and beyond a separate pool room housing the pool equipment – this is screened by an arbour with a mature wisteria.

The gardens are a real feature of the property and include areas of lawn, a mature rose garden, a vegetable garden, an old orchard with wild orchids and some fine mature trees including oak, beech, mulberry, catalpa and a superb sequoia. There is also a small pond, believed to be connected with the Roman iron-works in the village, and guarded by an enormous ash tree.

There is an area of ancient woodland, which produces a wonderful display of bluebells in the Spring, and there is a small barn.

At the end of the garden there is also an all-weather tennis court, which enjoys a lovely outlook across the paddocks and distant views. The paddocks extend to approximately 10 acres and benefit from far reaching southerly views. They also have a separate road access and a brick-built stable suitable for two ponies.

Situation and the surrounding area
Bramdean is situated in a convenient location in Stonegate village, with its pretty church, primary school and mainline railway station, and offers the perfect combination of village and country living.

Burwash and Ticehurst villages are within 3½ and 4 miles respectively, both of which have a good selection of local shops and amenities. Wadhurst village lies just over 3½ miles distant and offers a wider range of shops and services for everyday needs including a Jempson’s Local store, café, butcher, baker, greengrocer, pharmacy, post office, an independent bookshop, florist, off licence, banks and public houses, as well as a doctor’s surgery, dentist, primary school and the well regarded Uplands Community College.

The regional centre of Tunbridge Wells is about 10 miles distant and provides a comprehensive range of amenities including the Royal Victoria Shopping centre, cinema complex and theatres.

The beautiful surrounding countryside is a designated Area of Outstanding Natural Beauty and includes Bewl Water Reservoir, reputedly the largest area of inland water in the South East, where a wide range of water sports can be enjoyed. For the commuter, Stonegate station is under a ½ mile distant and provides a regular service to London Charing Cross/ Cannon Street in just over an hour.

The A21 is also within easy reach and links with the M25.
