Property Description
A rare and remarkable small country estate, located near Rye, including a refined Grade II listed house, worthy of mention in the celebrated Pevsner architectural guides.
Designed by the architect John Schwerdt in 1964, the house has been praised by Historic England who have noted the “carefully detailed design” of what they describe as a “well-crafted” house.
The house can be found down a quiet country lane amid approximately 68 acres of land (subject to survey). Although entirely rural in character, and with panoramic views of the Tillingham Valley, it is less than two miles from the historic coastal town of Rye.
The current owners, only the second occupants, have carefully maintained the house, retaining all the original details, fittings and finishes where possible. This makes for a remarkably close connection to the architect’s original vision, which was for a light, spacious house with exquisite, yet simple detailing that took full advantage of the views over the incredible natural surroundings. Consistent ceiling heights of 2.5m also assist in creating a generous sense of space.
The gardens surrounding the house were designed by the celebrated garden designer, landscape architect and author Sylvia Crowe and much of her original scheme remains including the Ha-ha that divides the gardens from the fields beyond, a spectacular ‘nut walk’ that leads to the swimming pool and an orchard with apple and pear trees.
The tucked-away location, the surrounding fields and the low profile of the single-storey building ensure that this is a property that offers the utmost privacy, despite being so close to the centre of the busy East Sussex town of Rye.
Landscaped gardens surround the house, occupying approximately two acres. Beyond the gardens are a number of gently rolling open fields that spread across the Tillingham Valley. These are currently rented to a local farmer for sheep grazing on an annual license basis (with nominal fees). In one of the fields can be found an intriguing Oast house, the ground floor of which provides shelter for the sheep with the upstairs providing storage space. Thought to have been built at around the same time as the main house, as opposed to being an authentic Oast house, it is a charming folly.
John Schwerdt was a Sussex-based architect with a passion for Frank Lloyd Wright, Mies van der Rohe and the De Stijl architects. He encouraged his client, advertising executive Sidney Horniblow, to look at Lloyd Wright’s key works whilst he was on his frequent trips to America and eventually persuaded him to commission a house in an uncompromising Modern style. The result, into which Schwerdt clearly poured a great deal of his time, care and attention, is widely acknowledged as the architect’s masterpiece. To read more about the architecture of the house see the History section.
Rye is a small coastal town of incredible charm. One of the celebrated ancient Cinque Ports, it is known for its cobbled streets and historic architecture. It has a thriving cultural scene (including an independent cinema) and is close to some spectacular beaches at Winchelsea and Camber. It has a train station that runs services to London St. Pancras (via Ashford) in approximately 85 minutes.
