Why buy this home?

As you drive along historic Woburn Lane, which is home to just 25 homes varying from an 18th Century Manor to more modern executive constructions, the tranquil setting of this residence becomes apparent. For a property of just under approximately 5000 sq.Ft, it has an understated positioning on the Lane, mainly due to being centred on its mature plot and entrance secured by black wrought iron electric gates.

Completed in 2007, this bespoke home has been designed to be flexible to a multitude of needs, and has been finished to a superior quality with great attention to detail.

As you enter through the hardwood front door you are greeted by a magnificent limestone floor, The bespoke oak staircase immediately grabs your attention and draws your eye up to the galleried landing and crystal chandelier.

An invitation of natural light from the South-facing sitting room welcomes you in. Double aspect windows and French doors with Juliet balcony overlook the mature trees surrounding the plot, and an elevated position means it is a perfect spot to take advantage of the breath-taking environment. A calming stone fireplace with living flame gas fire provides a beautiful focal point.

Back out in to the hallway is a utility cupboard with underfloor heating system and CAT5 cabling to every room. Heading further along leads you to a separate dining room with further French doors to the rear Limestone terrace which stretches the width of the house; perfect for entertaining. Directly opposite is a large study with inspirational views over the front garden and mature holly hedge defining the front boundary. Bespoke Neville Johnson cabinets create a dual workstation as well as bookshelves and displays.

At the far end of the hallway is a cloakroom with a classy curved stone sink, as well as internal access to the double garage which benefits from an electric roller shutter door. Finally, there is a utility room with space and plumbing for a washing machine and dryer and a door to the rear terrace. The utility room has bespoke cupboards and granite worktop that match the kitchen.

The undisputed pièce de résistance of this executive home is the fabulous kitchen/breakfast/sunroom. Proudly hosting a bespoke Philip Dowse Interiors kitchen with walnut and Shaker units and granite worktops, this space is a dream for anyone keen on entertaining. A Miele oven, steam oven and warming drawer ensure you can cater for numerous guests, whilst the Siemens induction hob and Teppanyaki grill plate are ideal for your creative flair. There is also a Siemens 'American-style' fridge/freezer and Miele Dishwasher, along with a wine fridge under the breakfast bar. The breakfast bar is made of solid curved glass with featured chipped edges and overlooks the dining and sunroom area. Lastly, a glass-topped, chequered butchers block completes the stylish design. Being south-west facing, the sunroom traps light and has glorious views over the substantial rear garden. Designed in a Victorian style that is sympathetic to its surroundings, it is a prominent feature on an otherwise understated home.

An oak staircase with stainless steel spindles leads down from the kitchen/breakfast/sun room to a versatile, substantial lower ground floor. Currently being utilised as a home cinema, it is fitted with an Epsom 3D projector that creates a four-metre screen directly on to the wall, thanks to the cinema-paint. Bi-fold doors lead to a private patio area, perfect for entertaining. The staircase divides the room creating a smaller space, ideal for a gym due to the fully tiled wet room in the north-west corner. A communications cupboard with equipment for the cinema completes an impressive room that will be the envy of anyone who visits.

Off the galleried landing on the first floor are four double bedrooms, all with ensuites. The master bedroom lies at the front of the house to take advantage of the beautiful views over Woburn Lane. In the bedroom and dressing room are bespoke wardrobes and cupboards by Neville Johnson, and the ensuite is home to a roll top bath, double shower and His & Hers sinks.

The second bedroom also has a four-piece ensuite with roll top bath, and also benefits from a walk-in wardrobe. The two further double bedrooms are situated at the back of the property and so have views over the mature rear garden. All rooms to this floor also have underfloor heating, leaving plenty of wall space for additional furniture.

Another oak staircase leads to the top floor, which has a large reception landing and beautifully crafted mouldings around the roof structure. There are two double bedrooms, one with a store room, and a shower room with picturesque views.

More about the location...

Aspley Guise is located on the edge of the Woburn Estate and has a history dating back as far as 969. The name of Aspley Guise is believed to be derived from Aspen-Leigh meaning clearing in the aspen (alder) woods and from the de Guise family who owned much of the land during Tudor times and are best known through Mary de Guise, mother of Mary Queen of Scots. During the Second World War Aspley Guise was home to several 'Top Secret' facilities - mostly connected with the code-breaking operations at Bletchley Park and 'black-propaganda' broadcasting to occupied Europe from Woburn Abbey. Rumours abound about regular visits by Churchill and General de Gaulle and even that Rudolph Hess was initially interrogated here.

Although you get the sense of seclusion, there are a number of key facilities in the village such as a primary school, church, restaurant and pub. In neighbouring villages there are facilities such as lower and middle school, and the world renowned championship golf courses at Woburn Golf Club are less than three miles away. Secondary education is available in Milton Keynes, Ampthill, Leighton Buzzard and the Harpur Trust private schools in Bedford.
