Situated in Caergwrle, which is one of the best equipped villages in the area and providing virtually anything you could need without the hassle of travelling into any of the nearby towns. Its twin village of Hope, across the river provides further restaurants, a large medical centre, a highly regarded primary school and probably the best high school in the area. So you see, its location, that one thing that you cannot alter in any home, is as good as you will find and that is before we even get to the home itself.

Part of a quiet development of modern homes off the main drag, this occupies a favoured corner plot which provides for garden areas to three sides. We approach the home through a gate to the side, finding ourselves in a garden worthy of a child’s picture book. We are led down a flight of steps with decorative flower beds to either side adding to the charm. There is a small bird bath to the side, overlooked by a fantasy garden from which small animal figures study the comings and goings. It is a garden to let a child’s imagination soar and a thing of beauty to any adult.

A substantial entrance porch houses the solid wood front door which in turn allows into the inner hall. This has a quality wood laminate floor and a door to the left opening into the downstairs cloakroom with its hand basin and lavatory.

A further door takes us into the charming lounge, from where the stairs rise along the left wall. The room is kept nicely bright and airy, courtesy of the bay front window and features an electric ‘log burner’ look alike providing the illusion of warmth even when switched off. For actually heating the room, it is probably unnecessary, as the gas central heating shoulders the donkey work but it remains a visually appealing feature.

Another door to the rear of the room takes us into the kitchen/diner with its attractive ceramic tiled floor. The kitchen end of the room manages to provide a workspace and equipment that belie its modest dimensions and it achieves this by using an additional arm of units which almost surround the working area. If that sounds awkward it is more likely that I have failed to describe it adequately, as in practice it not only works well but remains very attractive. The units are finished in a pleasing distressed paint look which I confess I have not seen before but is very appealing. Beyond the dividing wall of units, a rather clever breakfast bar protrudes into the room, removing the need for a formal dining table. Also very clever, is the way the units allow access to either side, making it possible for a tumble drier to be fitted beneath.

A set of sliding patio doors open to allow us to step down into the dark laminate floored conservatory. This is a very pleasant room, currently configured as a formal dining room should eating at the breakfast bar prove too much of a constraint but equally would make a very relaxed and welcoming place to sit. Outside it is surrounded on two sides by a continuation of the attractive garden, with glimpses through the fence of the commanding view down to the river. Stepping outside and through the side gate we find the designated parking area, from the bottom of which we can see through the trees down into the river valley. It is a view that comes as something of a surprise, but a very welcome one at that.

Back indoors and climbing the stairs we find ourselves immediately opposite the rear facing bathroom. With its water resistant laminate floor this is a well appointed room. Tiled throughout and featuring a heated towel rail/radiator, a hand basin and lavatory integrated into a system of storage cupboards in the modern fashion, there is also a bath with an electric shower over.

Adjacent to here is the rear facing bedroom. Featuring a large built in clothes storage cupboard which negates the need for any free standing wardrobes this provides space to be a comfortable double room. What makes it special however is the view of the woods and river. Something that has been said again and again is that whatever you find wrong with a house, it can be resolved. What you can never do is move it to a better location.

Moving to the front of the home reveals the master bedroom. Why this should be thought of as the master is a mystery to me, as it is no larger and offers a view out over the village. While in no way unpleasant, to my mind it pales to insignificance when compared to that from the rear room. Having said that it remains a very comfortable room and, with a similar set of built in cupboards maximising the floor space allows for various other pieces of free standing furniture.

Finally and also facing the front is the third bedroom. We have called this home a 2/3 bedroom and this is the reason why. Although useable as a small single bedroom, it is better suited to a child and any furniture other than the bed would need to be chosen carefully. As an office or hobby room however, it excels. Kept bright and airy by the large front facing window it lends itself to a variety of uses or even, if you are seeking something quite luxurious, you could spoil yourself with a formal dressing room. Now there’s posh.
