Property Description

A flexible, well-proportioned Victorian family home with six bedrooms and four reception rooms and south west facing gardens set in the heart of the desirable village of Norton St Philip, just 7.4 miles from the centre of Georgian Bath.
The owner says “It was the extensive accommodation and the flexibility of the house that first attracted us to it when we moved here with our young family.” Built in 1865, the house is full of period features including original fireplaces in all rooms, high ceilings, sash windows and woodblock and tiled floors throughout the ground floor. Originally built as the village Post Office, it had remained largely untouched and was turned back to a family home by the present owners who rewired it and installed gas central heating, and partial double glazing. The gas boilers were renewed 18 months ago and at the same time the roof was fully refurbished.
Lyndhurst, is at the heart of the village and is next door to the famous thirteenth century George Inn. When entering the house, there is an inner door opening onto a central hallway running the full length of the house with four reception rooms and a large kitchen/breakfast room leading off. “There was always plenty of space for our growing family and more recently there has been ample space for us to run a publishing business from home. The walls are substantial, so the house is always quiet, and it has been cool over the recent long, hot summer but is also warm in the winter.”
“The rooms at the back of the house look out over the garden across the village cricket pitch towards the fourteenth century church of St Philip and St James and in all our time here, we have never tired of these lovely views.”
Outside, the garden is enclosed and there is large detached stone built outhouse, with two store rooms. “The garden was all vegetables when we arrived, so the soil is excellent. We have created two patio areas and a gravelled seating area immediately outside the house, which is perfect for eating al fresco. As the garden is south west facing it is sunny all day here. The rest of the garden is largely lawn and is tree-lined, including with fruit trees.”
The George Inn next door is an upmarket hotel with fine food. It is very quiet, and they are good neighbours. The Fleur de Lys pub in the village is also very well known. There is an excellent Co-op which has a post office too, and the village also has an excellent garage. There is an active village community, with an Amateur Dramatics Society, a Film Club, a Cricket Club with a superb pitch, and a very well attended Bonfire Night on the Church Mead. The village school has a Good Ofsted rating and goes from pre-school to age 9.
There are bus services in to the private and state schools of Bath and to Frome every half an hour. Trains to London leave from Bath every 30 minutes, and Bristol airport is 22.4 miles away.
