This is a spacious two-bedroom, two-bathroom flat with a large balcony, in a gated development two minute's walk from Hackney Downs station, five minutes walk from Hackney Central station.

London Fields and Hackney Downs (green space), Dalston and Mare St (culture/nightlife) and Ridley Road Market (food!) are all within 10 minutes walk.

The flat is composed of two bedrooms, one with a small en suite shower and toilet room; a main bathroom with a Jacuzzi bath; a spacious hallway; and a large joint living room/kitchen.

All the rooms have high ceilings, which give a significant sense of light and space.

All windows are double-glazed, and the flat is well insulated and very warm in winter.

Descriptions of the rooms are as follows:

The Bedrooms: Both bedrooms overlook the courtyard.

The bedroom with the en suite shower room has two windows and a large, mirrored, integrated double wardrobe. The en suite shower room has a shower, basin, toilet, heated towel rail and mirrored medicine cabinet.

The second bedroom has one window, and is next to the larger, main bathroom.

The Main Bathroom: This has a deep Jacuzzi bath -- a daft feature we inherited from the previous owners that is still quite fun to fill with bubbles on a cold day. Above the bath is an electric shower unit for when you just need to wash quickly before work. The walls are tiled in real slate.

Along the the left-hand wall is a unit consisting of two and a half large cabinets, providing ample storage, and all the cabinets are mirrored. Along the right-hand wall is a large, heated towel rail, plus a fan heater for topping up the temperature on cold days.

The Hallway receives light from both sides of the flat, so avoids the gloom that often accompanies inner rooms. It has a very large cupboard for storage for outdoor gear, suitcases, etc; and that creates an l-shaped room with a generous space for shoe and coat racks at one end.

The Living Room / Kitchen: This is the largest room, and features floor to ceiling French windows which provide substantial natural light in all seasons. These give onto a balcony that runs the whole width of the room.

The room and balcony are south-facing, so get a lot of sun year-round, and we have used the balcony to grow a large number of plants, herbs and flowers. We will provide three large, self-watering window boxes that allow even the least most forgetful gardener to sustain some greenery. (They are made by Lechuga: Google it!)

The kitchen features a washing machine, a dishwasher, a an oven /grill, a microwave, a chrome fridge/freezer, and an extremely fast, induction hob. (This the quickest form of heating available, and much faster than gas).

About the flat: The flat is on the first floor, in one of the two rear buildings of a four-building development called Cottrill Gardens. There are two other flats on the floor. The development is gated, with a terrace and flower beds in a central courtyard area, and bike and car parking to the rear. Behind the development is a railway track for the London Overground which, it should be noted, can be clearly heard when the balcony doors are open.

Other: The flat has an electric boiler and slimline, individually programmable electric heaters.These are very modern and are highly energy efficient, and between that and the excellent insulation for the flat, heating bills are consequently very low.

You would be renting directly from the owners. This is a major benefit, as any problems with the flat can be sorted quickly and efficiently, I actually care, and you won't have to deal with any mouthbreathers at a letting agency.

We loved the green space, nightlife and short commutes we have enjoyed while living there, but moved to a suburb as we need more space and so our daughters can be nearer their cousins. Having been tenants ourselves, our intention as landlords is to be reasonable, practical and up front about everything -- which is exactly what we expect from our own tenants.
