Property Description

A handsomely brick-fronted, expertly renovated two bedroom first floor apartment just moments from Walthamstow High Street and its huge choice of shops, supermarkets, cafes and bars. Design and Decor is beautifully bright and contemporary while retaining key period features. You also have a loft room.

Fancy getting some nature under your feet? Walthamstow Wetlands, our idyllic 500 acre nature reserve, is just a half mile away on foot; the perfect escape from city life. Fancy a pint after an invigorating Sunday stroll here? Follow the Coppermill Stream path to the Ferry Boat Inn – a welcoming and rustic pub on a bridge over the River Lea; it's an ideal spot to relax and enjoy the water.

If you lived here...

You'll be entertaining family and friends in your spacious 190 square foot lounge with striking blonde timber floorboards underfoot, a vintage ceiling rose, classic ebony/gold hearth and natural light steaming in courtesy of a quartet of sash windows (including a bay) dressed in elegant half tier plantation shutters. A covetable space indeed. Next door is your master bedroom – a solid 110 square foot double with a plush cream carpet and pristine white walls.

Through to the bathroom and you've a gleaming space with an on-trend l-shaped tub, rainfall shower with secondary handset and a free-standing sink with cabinet; a tranquil place to soak away the day. Cross the hallway and your kitchen awaits with its dazzling white suite, marbled countertops and sturdy Dublin sink, while adjacent is the second bedroom set to the same high standards. Finally, up a ladder and you're into the plushly carpeted roof room complete with a skylight and spot lighting; perfect office and storage space.

St James Street station is a mere four minutes away on foot and will get you directly to Liverpool Street in twenty. Walthamstow Central and Blackhorse Road stations are also within easy walking distance, and will get you straight to Oxford Circus in twenty minutes for the West End. Walthamstow Street Market, the longest in Europe, is closer still. Dating back to 1885 it runs from Tuesday to Saturday. If you can't buy it here you probably don't really need it.

What else?
- Quality local schools are plentiful; you have eighteen primary/secondaries within a one mile radius all rated 'Good' or better by Ofsted, and including the 'Outstanding' Springfield Community Primary School.
- You're buying a share of the freehold.
- The Douglas Eyre Sports Centre (which first opened in 1909) is just a three minute stroll away. With football and cricket pitches, as well as a grass athletics track, it's a fitness fan's heaven.

A word from the owner....

"The flat has served me well over the five years I have been here – having originally lived here with a flatmate, I got married and now we live here with our little boy. The flat is bright and airy and as we both work from home at times, we really make use of the loft space, using it as home office. We have great neighbours and amazing transport links, with St James Station into Liverpool Street only a few minutes walk and a short walk to the tube for the Victoria Line into Central London.

We love the area, in particular the marshes and the wetlands, which are at the end our road and provide great walking, running and cycling routes. We like a Saturday morning coffee and brunch at 56 St James or tapas at Don Francisco Y La Luna and a wander around the lovely St James Park. Sunday’s we often head up the high street for the farmer’s market and stop in at our local, The Chequers, on the way home - the Sunday Roast is highly recommended! As we are staying in the area, we are really looking forward to the opening of Crate St James and especially the “untraditional pub” from Pillars Brewery."
