Property Description

Tucked down a side street, away from the buzz of the Kingsland Road, you discover this modern and startlingly beautiful home. Part of 1930's estate, the current owners along with Holland Harvey Architects, have utterly transformed the original form and feel, extending into the old washroom above, creating a three bedroom flat set out over two open and light-filled floors – it's a home that exemplifies the best of 21C living.

Mill Row lies just south of Regents Canal, in a triangle between Haggerston, Hoxton and De Beauvoir Town. Well-placed for each, you have a multitude of cultural and culinary options close by, as well as direct links to Shoreditch and the City beyond. For London life, the location is hard to beat.

Brickworks Says

The fact that the apartment is found within a familiar looking residential block means the first-impressions are even more compelling. It's like stepping into another world, but not a segregated one – old and new; concrete and wood; utilitarian and refined, all knit together perfectly.

Reappropriating the old washroom above the original flat meant the owners were able to increase the footprint of the property significantly. In collaboration with Holland Harvey Architects, a new opening and staircase were introduced which link the spaces together, providing a continuous flow between the two.

This connection is enhanced by a single piece of bespoke storage that runs the centre of the flat – rising from the lounge it connects to the upper floor, forming the wardrobe in the master bedroom, and partitioning the space. Its warm navy hue brings interest and contrast, and with masses of hidden storage, it also serves as a hugely practical element of the design.

The Owners Say

We bought this home as a one-bedroom flat when we were a young couple. We loved being here so much that we bought the space above us three years ago and have converted it into a beautiful family home, which has been a fabulous starting point for our growing family.

The most wonderful thing about the house is the amount of light - there is a steady stream throughout the day, whatever the weather. We both work as designers, so this has been great for us. We love the views from the windows – you can lie in the bath and see the cityscape, and the tops of the trees, so it is the best of both worlds!

We’re socially-orientated people, and it was important for us to have a space to welcome our friends and family, which the big living area and kitchen does perfectly. We’ve had many happy group occasions here. The downstairs room is a great study-come guest bedroom for people to stay.

Because we designed the flat ourselves, we wanted to make sure it had all the storage that we would need, without imposing on the living space – so there is plenty of room to store all the essentials and more. We chose the interior fittings carefully, and to keep with the original design of the building.

We are sure anyone who lives here will have as happy a time as we have had.

Points To Consider

The EPC gives a current Energy Efficiency Rating: D & Environmental Impact Rating: D

Part of the London borough of Hackney, the flat falls into Council Tax Band B (£1,069.19 2018/19)

There are 24 flats in total, each has a share in Estmanco (Bowyer House) Ltd, which looks after the management of the block. The service charge is £1514.35 per year. This sum can be paid monthly/quarterly/annually as the shareholder wishes. There is no ground rent.

The renovation work was completed in 2015. During this process, the entire flat was stripped back with new electrics, plumbing, staircase, flooring, windows, plastering and an entirely new floor added. Structural engineers were involved, and all the work conforms to building regulations and consents. In short, the flat is all new.

Moments (0.2 miles) from Regents Canal, its towpath is a link (on foot or by bike) east and west; to Victoria Park in one direction or Granary Square in the other.

Chance discovery: During the works, the roof lining was removed and the original structural beams were discovered. Loved by everyone, they were incorporated into the design and are now integral to the flat's charm and appeal.

Holland Harvey, the architect practice behind the transformation of Mill Row, is also responsible for many of the gail’s Artisan Bakery shop designs, including Highgate and Queens Park.
