Property Description
‘The Print House’ is a renovated and extended warehouse, dating back to the early C20th. The attractive building is located in a quiet yet well-connected Nunhead spot, close to Peckham Rye Park and Common’s 113 acres. The flat you’re sizing-up here is a large and high-ceilinged one bed apartment of 584 square feet, with in-built smart technology, in a favourable corner position with its own private courtyard garden. You are within walking distance of three stations: Nunhead, Peckham Rye and Brockley; the latter two are on the London Overground network, and all are Zone 2. Long lease.
From the communal hall your own front door is off to the left. You open into a generous hall space with tall and built-in cupboards to your left and right. Next on the left is the property’s bathroom. The sound system has even made it into here, alongside the contemporary white suite and large format grey wall tiles. You also have a heated towel rail, over bath shower and mirrored cabinets. Adjacent is the double bedroom with welcome exposed brick detail, and a large double-glazed west-facing window (the property has double-glazed windows throughout), plus an entire wall of built-in wardrobes. Oak floors also feature and run through into the reception room/kitchen too.
The reception is open-plan to the slick white fitted kitchen. It’s a hell of a combined space - double-aspect, taking the corner of the building, and stretching over 25 feet by over 14 at its widest point. From the lounge area you open double-doors out onto your private walled garden. It’s a natural entertaining space and blissfully-easy to look after.
Nunhead Station is a 15 minute walk. Brockley and Peckham Rye are a little further but no bother. Many locals like to halve the walking-time to Peckham Rye Station with the assistance of a short 343 or P12 bus ride from the end of the road. It’s also a popular neighbourhood for cyclists as you’ve a fairly flat route into the City. One of the best pubs in south London is your local, The Ivy House (the first cooperatively owned pub in London with lots going on including a beer festival and numerous local activities). The Rye and The Waverley Arms are also strong local pubs with beer gardens that are popular in the warmer months. The Clockhouse and The Herne Tavern are also a cross-park stroll away, and Cafe on the Rye is cute, as is Cafe G.
Nunhead Lane is your local high street with solid, long-standing independent staples including Soper’s wet fish shop and Ayre’s bakery. More recent arrivals include Babette, El Vermut, Four Hundred Rabbits (posh pizza), and Goodcup for coffee. Peckham Bazaar (by Dr Harold Moody Park) is our favourite restaurant in probably the whole of London (a 15-20 minute walk). Brockley's getting all gentrified and the cafes by the station have a lovely European vibe. We also like The Orchard restaurant for steak and cocktails, and new neighbourhood restaurant Parlez.
East Dulwich’s Lordship Lane, and Peckham’s Bellenden Road and Rye Lane are also close (20-25 mins walk) for more options, including Peckham Levels, Peckham Plex Cinema, The Bussey Building & Copeland Park complex, East Dulwich Picturehouse, and restaurants, bars, banks, independent shopping and cafes galore. On Bellenden Road, we love Review bookstore, Artusi, Flock and Herd, and Ganapati (the finest and most authentic Keralan cuisine).
