Situated on the outskirts of Caerwys this ex-local authority semi detached home has a great deal to offer as a family home, a role it has fulfilled well for its current owner during the past 30 years. It provides spacious accommodation with a large lounge, beautifully fitted kitchen, that’s got sufficient space to house a sensibly sized dining table as well, before we even come to the huge conservatory, but i’m getting ahead of myself….

Situated at the top of a small cul-de-sac off the Prestatyn road and surrounded by homes of a very similar type, this gathering of council properties is now almost wholly privately owned and like so many small estates of this type, it really shows. The homes here are universally well cared for and with gardens that, if not quite manicured are not far short which goes some way towards making this the desirable location that it is. And we know what they say about location don’t we? This particular home had the benefit of loft and cavity wall insulation some 12 years ago and a new Worcester oil fired central heating boiler less than two years ago – so there are some huge savings for you already….And we’ve only just got started!

This semi detached home is in fact the end home of a block of four, each with a substantial front garden which is mostly lawn, which faces the communal parking area. The lawns to the front of our home adjoin onto that of next door without any barrier between the two. This has the rather pleasing effect of making the garden seem vastly spacious while retaining the responsibility for maintaining only half of it…..What a winning formula, huh!

There is a large porch offering protection from the elements and providing a ceramic tile floored entrance lobby, useful as storage for coats, shoes and all the outside type things that are better kept just there, outside.

From the porch you open the white UPVC front door, which allows you into the very generous entrance hallway. This has been floored throughout in light oak planking and just goes to prove that laminate is all well and good but you really can’t beat the real thing. There is a large cupboard in the hall containing all the meters and offers even further storage.

At the head of the hall we turn 90 degrees into the lounge. This is a warm and welcoming room, dominated by the large fireplace with its heavy oak beam mantelpiece beneath. In here sits a fully functioning log burner, which to me represents all that makes country living what it is and their flickering glow simply makes you feel better; as a home should!

Separated from here by a wood lined opening through the wall that could almost be an archway were it not square, is the kitchen/diner. A wealth of wood greets our arrival in here, from the wood facings on the units and cupboards to the decorative patterned tongue and groove ceiling…..The pictures make it look so much better than it sound. It makes the room feel warm and welcoming, with more than a little of the Swiss chalet feel about it; the only thing missing is the five foot snowdrift pressing against the window and the fondue bubbling on the table. The ‘U’ shaped kitchen area is well equipped and has all the integrated necessary white goods, along with a very attractive electric range cooker which, all this while still leaving a generously sized space to accommodate the heavy wooden six seat dining table with ease.

There is a large set of sliding patio doors that open into the conservatory that fills the entire rear wall of the home. This has a ceramic tiled floor and is kept cosy by the faux fireplace and its living flame effect electric fire, while a second set of French door open into the rear garden. This area is given over to multi level raised flower beds, while there is also a brick built store room / workshop on one of the upper levels along with a wooden garden shed.

Moving upstairs we find immediately in front of us, the bathroom. This is, if I am entirely honest, a little bit tired. Although all the features we expect are present, a general make over and scheme of refurbishment would transform it. At present it offers the usual pedestal hand basin, lavatory and bath with electric shower over, protected by a bi-fold glass screen.

Adjacent to here and also facing the rear of the home is the back bedroom. This is a very comfortably sized room, with space for a double bed and a very large wardrobe unit that both fit easily and without overpowering the room in any way.

Towards the front of the home is the master bedroom. Probably of a similar size to the previous room but feeling far more roomy owing to the space saving fitted wardrobes. A large picture window overlooks the front garden and makes the room attractively bright.

Finally, the small room sits alongside here. As is nearly always the case in homes of this type, this third room is far smaller than the others but not disappointingly so. Yes, the inevitable box intrudes into the floor space in order to accommodate the rise of the staircase, but this still leaves enough space for a single bed and various pieces of free standing furniture.

However, it is in the fixtures that the home begins to let itself down a little. Several of the doors upstairs have been quite badly damaged to the extent where replacement is the only practical remedy. Having said that, in the grand scheme of things, what is the cost of a couple of doors? The upstairs would also benefit from re-carpeting but then again, when moving to a new home, how often do we retain the carpets of the previous owner? Exactly. There are also small points downstairs that may require cosmetic attention but as I said in my introduction, the home is fundamentally sound and thus a splendid starting point to realise your own dreams.
