Property Description

A stunning and unique property of gracefully soaring proportions, offering two independent Bedroom Suites, landscaped communal gardens yielding to vistas of rolling open countryside, set within the architectural delights of a converted Victorian Grade II Listed Gothic Revival Convent.

Porch – Entrance Hall – Cloakroom – Sitting Room – Dining Room – Kitchen – Master Bedroom with Dressing Room and Ensuite Bathroom – Second Bedroom Suite with Study and Ensuite Shower – Communal Grounds with Inner Courtyard – Designated Parking Bay and Visitor Parking

The convent was founded in 1863 by Robert Biddulph Phillips of Longworth to ensure his daughter's happiness as a new member of a small order of French nuns, the Sisters of Our Lady of Charity and Refuge. It was designed by E.W. Pugin in the Gothic Revival style of red brick with limestone detail, for which he and his father A.W.N. Pugin, co-designer of the Palace of Westminster, were both renowned.

The property benefits throughout from elegantly grand proportions with double height, timber beam ceilings, stone arch doorways and panelled doors. Sensitively converted, the house provides a grand Dining Hall, echoing its ecclesiastical heritage and two luxurious Bedroom Suites accessed by independent staircases.

Originally forming the main entrance to the convent, the property overlooks the former Presbytery with unfurling views across gently undulating Herefordshire countryside. Frome Court is nestled to the edge of the popular village of Bartestree offering local shop, pub, hairdresser, bespoke furniture maker and vibrant village hall. Enjoying a quietly rural location it lies less than 5miles from the full amenities of the city of Hereford or 10miles from the delightful black and white market town of Ledbury.

The Property

Porch – A pathway with well-planted borders approaches the wide steps leading up to the Porch sheltered by stone arch with carved angels.

Entrance Hall – Beyond the substantial arched door opens the expansive Entrance Hall with double height ceilings drawing the eye up towards the delicate, almost feminine tracery of narrow roof timbers. To the far side under a stone archway rises an original staircase, bathed in light from a long window with country views and providing discreet and useful storage below. Off the Hall with its Karndean wood-effect flooring, opens the spacious Cloakroom with WC and pedestal basin.

Dining Room – An open timber partition in the style of a rood screen visually defines the entry into the stunning Dining Room. Providing ample space for a banquet never mind family dining and lit by twin pendant lights and wall sconces, the use of ‘Pugin Red’ to the far wall and in the plaster wall niches highlights the statuesque proportions of this impressive entertaining space.

Sitting Room – The warming ‘Pugin Red’ accent is also masterfully deployed in the inviting and carpeted Sitting Room, highlighting the carved stone, Gothic motif mantelpiece with stone hearth, home to a log-effect electric fire. Twin windows with blinds frame delightful views across the countryside, a duality echoed in the triple, floating, display shelves to opposing walls, while three wall sconces in brass and marble match the central pendant light.

Kitchen – The Kitchen is fully fitted in warm-toned wood units with marble- effect, laminate countertops and Karndean flooring. The stainless steel sink and a half with drainer sits beneath one of twin double height windows with views over evergreen shrubs planted at the foot of a mature flowering cherry tree. Integrated are under-counter fridge, freezer, dishwasher and washing machine. To the far end is an aeg double oven, gas hob with both stainless steel splashback and hood above.

Master Bedroom Suite – The carpeted Double Bedroom again benefits from the expansive ceiling height with painted timber beams. The window fitted with New England-style white wooden shutters, enjoys glorious views to the front across the roofline of the Presbytery to the rolling hills beyond. The Bedroom features a Walk-in Closet with small window offering good storage. A doorway opens into a Dressing Room with a window with fitted blind, offering both 6 fitted open shelves and further shelving unit with twin hanging rails. The Ensuite provides full bath with a tiled, open display shelf running its length, wall-mounted shower and glass screen. The Bathroom is completed with recessed lighting, Karndean flooring, WC, pedestal basin and chrome heated towel rail.

Second Bedroom Suite – Accessed by its own staircase beneath which is useful storage, along with open display shelves and discreetly concealing the Worcester combi boiler and fuse boxes, the Second Suite also offers a large, carpeted Double Bedroom. Echoing the Master, it has a Walk-in Closet fitted with 4 high open shelves and has 2 small windows. Open to the Bedroom on a split level, lies the Study providing an ideal Home Office. The Ensuite offers a large shower cubicle, WC and pedestal basin.

Outside:

Below the front garden lies the designated parking bay with additional visitor parking opposite. There are several communal green spaces nearby associated with the original grounds which lead to open fields. The most delightful area however is accessed by key and reserved only for the residents of the Court – the Inner Courtyard. Discovered at the centre of cloistered hallways, the expansive Courtyard offers a contemplative retreat beneath the benign glaze of the Madonna, with seating amid abundant planting of box parterres, pyramid yews, fragrant flowering shrubs with fig, clematis, rose and wisteria cloaking the towering walls.
