Harrowby Road is a small cul-de-sac off Earl Road within sight of the Town Hall and Post Office and as such could not be better positioned to take advantage of all that Mold has to offer. The home has evidently been well maintained and is an excellent proposition to either move straight into, or let your imagination take over and really put your own stamp on it.

There is a narrow raised bed of stone lying behind the low front garden wall giving the opportunity for colourful shrubs to separate you from the pavement, while a semi-glazed UPVC front door opens into a small inner lobby. This provides space to coats and shoes, while the electricity board and fuse box are mounted high on the wall, away from curious little fingers.

A further door opens into the enormous lounge/dining room which has been produced by the removal of the dividing wall and really opens up the ground floor. The lounge area to the front has a large picture window overlooking the road and is given a very cosy atmosphere courtesy if the convincing electric log burner look-alike. How necessary this actually is in the pursuit of warmth is debateable, as the room is adequately catered for in the radiator department but is does add a cheery glow on a cold night.

The dining room portion of the room is generously proportioned, currently allowing for a full sized six seat table along with a large writing desk, without feeling at all cramped. Light is provided by a slightly smaller window, overlooking the rear yard.

A door at the rear of the room opens into a short corridor, from where the staircase rises to our left before we enter the galley style kitchen. Kitchens of this type can frequently feel very confined but this is not a problem here, it being sufficiently wide to feel open and more importantly, to allow people to pass one another while cooking is going on. It is well equipped, with a tall fridge/freezer, unit electric cooker and automatic washing machine while on the wall is mounted a modern gas fired combi central heating boiler. The units and work tops are, while not brand new, in splendid condition and would only require changing should they not be to your taste. If the colour scheme is satisfactory to you, they would see many more years of useful service.

At the far end of the kitchen are two doors, one opening out into the rear yard. Although perhaps ‘yard’ is giving it ideas above its station, as it is more of a corridor with the actual yard having been taken up by the extension containing the bathroom.

The remaining door opens into the bathroom. This is fully tiled throughout, from floor to ceiling and floored with an attractive and practical patterned vinyl. The suite itself comprises, a pedestal hand basin, lavatory and bath with a protective glass screen preventing splash-backs from the electric shower mounted over.

Climbing the stairs we first come to the rear bedroom. This is a very comfortably sized room, easily classed as a good double and featuring two fitted wardrobes with louvre doors, sited each side of the chimney breast. There is also a large storage cupboard, previously the home to the gas boiler prior to the fitting of the current combi. A large picture window overlooks the rear yard and from here, we can see that the flat roof of the outrigger extension appears to have been treated to a rubberised coating, ensuring a future free from the problems that sometimes affect roofs of this type.

And finally, at the front of the home, is the master bedroom and here, it is well named. Stretching across the full width of the home and kept nicely bright by its huge picture window this is a big room. Although not offering fitted storage, there is so much space as to render this unimportant, with the double almost managing to look lost and leaving ample space for any free standing furniture you would want.
