Location

The much prized village of Goring on Thames occupies a stunning location in the Thames Valley set between the Chiltern Hills and Berkshire Downlands each overlooking the River as it flows downstream from Oxford to Reading, in an area of scenic landscape known geographically as the ‘Goring Gap’ and designated an ‘A.O.N.B.’ In 2009 Goring was awarded the prestigious ‘Oxfordshire Village of the Year’ and also won the coveted “Best in South of England” title.

This stretch of the River, the longest between locks, is regarded as one of the most beautiful and is forever associated with Kenneth Graham’s immortal book “Wind in the Willows” as well as Jerome K Jerome’s book “Three Men in a Boat” which actually mentions Streatley in its narrative.

The village boasts an excellent range of shops and facilities together with Olde Worlde pubs, a highly regarded Bistro/Café, choice of restaurants, a Bank, Post Office, Boutique hotel, Doctors and Dental surgeries and importantly a mainline station offering fast services to London (Paddington). There is also easy access for the major local towns, including Oxford, Reading and Newbury, the M4 and M40 motorways, and for Heathrow.

In 2019 Crossrail services are scheduled to be commencing from Reading which together with the electrification of the line will significantly improve travelling times to Paddington and central London destinations.

Recognised as a thriving community there are a wide range of clubs, societies and special interest groups to suit most people. There is a highly rated Primary school and in the local area are a first class choice of both state and private schools with ‘bus collections.

The central part of Goring is a ‘Conservation Area’ and has a wealth of interesting period properties many Listed being of significant architectural and historical interest.

Streatley on Thames, situated on the opposite Berkshire bank of the river, is another picturesque village surrounded by hills and woodlands now mainly owned by the National Trust. Fronting onto the river by the bridge crossing over to Goring is the luxury 4 star riverside hotel the Swan renowned for its fine cuisine and leisure and fitness facilities.

Property description

Highlands is a most charming period cottage dating from the 1930’s, set in a tranquil rural and private setting, yet within walking distance of extensive village amenities, enjoying an attractive and peaceful outlook overlooking its delightful gardens and grounds and with awe-inspiring far reaching views across to the Berkshire Downs on the opposing side of the river Thames to the rear, and looking across to The Chilterns escarpment to the front.

The Cottage has appealing red brick and pebble dash elevations under a pitched clay tile roof, with an original ‘Art Deco’ covered entrance porch, and benefits from having more recently been modernised throughout, with a most contemporary feel that duly embraces its character origins.

Internally the accommodation is flexibly arranged, with the enclosed entrance porch leading to the spacious entrance hall, then to the sitting room with fireplace and the open plan kitchen and dining room which further leads out to the conservatory, with two separate doors opening out on to the terrace, perfect for ‘Alfresco’ dining. From the entrance hall, stairs lead up to the first floor landing, with all three bedrooms and the family bathroom being approached directly. The master bedroom has a simply delightful spiral staircase which leads up to a most spacious loft room / studio.

Situated in a delightful setting and tastefully presented, the cottage displays a wealth of character and charm throughout that blends seamlessly with a more contemporary air, and as such early viewing is recommended.

Outside

The property is located on the fringe of the village on rising ground facing east and overlooking fields and undulating Chilterns countryside. Across the frontage there is a grass verge and footpath. The property is approached over a brick pavior driveway with adjacent gravelled forecourt and parking area with space for numerous cars. There are established hedges off to one side.

Located at the side of the house is a detached, timber built double length garage with pitched slate tiled roof, having fitted light and power, double wooden entrance doors, pedestrian door and rear window. To the further end of the garage a separate utility room with French double doors can be found having water and plumbing for washing machine and supplementary utilities.

Between the garage and the house there is a covered side porch area under a pitched clay tiled roof with timbered supports leading through to a raised courtyard / patio area formed at the rear of the property affording delightful elevated views over the garden and across to the Berkshire Downlands.

Steps lead down from this elevated courtyard to the main garden which has been attractively laid out with extensive lawned areas, footpaths, and a further stone terrace with circular flagged central area having flanking rustic trellising with mature plants intertwine. Numerous varieties of specimen shrubs and trees are in abundance providing a pleasant and relaxing outlook, whilst enhancing the already private aspect.

At the bottom of the garden there is a timber workshop building with fitted light and power, and a further adjoining store shed.

A true delight, in all the gardens and grounds extend to approximately 0.154 of an acre.
