Property Description

If you are looking for a three / four bedroom town house in a fabulous and convenient location on the outskirts of Wrexham, with a beautiful kitchen/diner, a lovely lounge overlooking the enclosed rear garden, downstairs cloakroom and two bathrooms then we really do have a NewHome4U ……..

Come to our office for free Independent mortgage advice open 7 days a week or just email or even ‘call': Do you like the photos? Well may be you would you like to view this home personally because, one of the best things about NewHome4U is, we open 7 days a week and we’re physically in the office 4U just so that you can view, ‘’like no other estate agent in Mold’

‘Location is everything’, they say. Well if that is true this will be someone’s perfect home. Just off the main A483 but far enough for it to be inaudible, within walking distance of Wrexham town centre, a stone’s throw from the Maelor hospital yet in a quiet backwater, this has it all. Part of a newish development of various styles of homes, completed in 2009 this is in the condition you would expect from somewhere still within the builder’s guarantee period. The home is sold on a leasehold basis, the lease having 241 of its 250 years remaining. The ground rent is set at £125 pa with an additional payment of £165 pa for the grounds maintenance contract.

The end one of a terrace of similar homes, this manages to appear individual by virtue of its different roof line incorporating a dormer type window in the top floor bedroom. We approach past a broad drive with a small lawn to the side, across which a path leads to the semi glazed wooden front door nestling beneath its sheltering porch.

This brings us into the inner hallway with its quality dark wood laminate floor and where to our left, the downstairs cloakroom. This welcome addition in any home provides a lavatory and very attractive hand basin set into the top of a set of handy cupboards. Neat, fashionable and useful.

Opposite here is the door into the kitchen which to be honest, is something of a revelation. Homes such as this usually lead you to expect kitchens which are, to put it politely, compact. Not here; this ‘U’ shaped layout provides all you could want and, with the dark ceramic floor, work tops and red cupboard fronts, does so in style. A dishwasher sits beneath the work tops, as does the electric oven with its gas hob above, while a tall fridge freezer stands guard at the end. The only item missing is the washing machine but don’t worry; more of that later.

The room is sufficiently large to easily accommodate a full sized dining table at the far end, away from the kitchen and making this already pleasant home all the more remarkable in the way that its outward appearance conceals more internal space than seems possible.

Moving further along the inner hall and having passed the stairs and a large storage cupboard, we find the lounge. This stretches the full width of the home, providing a luxuriously proportioned living space, kept warm and cosy feeling by the continuation of the wood flooring from the hallway. Off-setting the dark floor, the room is prevented from seeming at all gloomy by the large French windows overlooking the enclosed rear garden.

Like so much of this home, this is simply bigger than it has any right to be with enough space to offer a small patio area for relaxing in the sun with a pre-dinner drink – or a post dinner drink come to that… The majority of the garden is given over to an easily maintained lawn and completed with a large and substantial wooden shed. This is ideal for storage of any garden furniture or could, at a pinch, double as a summer house for when the evening grow a little chillier.

Back indoors and up the stairs we come to a broad landing where overlooking the rear of the home is the first of the bedrooms. This, like the lounge stretches across the full width of the home which gives it extremely generous proportions. Its size is further maximised by the complete wall of fitted wardrobes taking on the roles fulfilled by various items of free standing furniture.

Moving towards the front of the home, we next come to the family bathroom. This does what it says on the tin in a competent if uninspiring manner and offers a suite comprising a pedestal hand basin, lavatory and bath with shower over. In the corner of the room however, it manages to spring a surprise. A door to what I assumed to be an airing cupboard instead revealed an automatic washing machine and all the other laundry necessities.

Adjacent to here and overlooking the front of the home is another bedroom. Although not as large as its rear facing brother, this is never the less a good sized double room something which sadly, cannot be said of the other front facing room next door.

This room suffers from the blight so often found in three bedroom semis, in that it is little more than a box room and strictly limited to usage as a single. However it does provide the flexibility that a fourth bedroom can and, if your family needs allow, could also be used as an excellent office/study/hobby room/whatever you fancy.

A further flight of stairs rises to another landing, where we find a huge set of fitted wardrobes. Indeed, this is a home where storage is never an issue, however excessive your fashion habits… A door leads us into the master bedroom with its charming ‘cottage’ feel produced by the shaped ceiling following the shape of the rood and the dormer style window. Excellent use is made of this unusual ceiling shape by the cunning fitted cupboards which are to be honest, too difficult to describe; you’ll just have to come and view it!

Off here and nestled beneath the eaves is a spacious and well equipped en-suite bathroom. High quality and water resistant wood laminate flooring set the scene for a fully tiled room with that clarity of light that only a velux roof window can provide. The suite comprises a pedestal hand basin, lavatory and corner mounted shower.
