Rhosesmor is the sort of village that people are always eager to live in, to the extent where once ensconced here, they rarely want to move on. That is why homes here are so difficult to come by, so finding this one is a chance that does not come along too frequently.

Part of a small enclave of modern homes originally built by Flintshire County Council but now having passed into private ownership, this is a particularly good example of a mid terrace family home, in a terrace of only four, that follows the general layout of the classic three bed semi detached. From the pavement in this quiet little backwater, there is a broad open plan grassed area divided up by pathways leading to the individual covered porches to the front of the homes. In the case of this particular home this has been left open, providing not only weather protection for the front door but also a sheltered location for the wheelie bins, preventing the embarrassment of chasing them down the road on a windy morning; which is enough to take the shine off the start of anyone’s day.

Stepping through the semi glazed UPVC front door into the hall, with its attractive and practical wood laminate floor, we find the stairs immediately in front of us and a passageway that leads through to the rear body of the home, while to our left is the door into the front facing lounge.

In here we find a continuation of the same wood laminate floor, giving the room a modern, clean feel, while the wide picture window offers an enormous amount of light. There is a very convincing living flame effect electric fire in here, providing that warming glow that only flames, albeit artificial ones, can only achieve. How much of this warming effect is actually necessary is debatable as the heating of the home is ably catered for by the oil fired central heating. But eye-candy or not, it is an undeniably attractive feature.

Moving further down the hall we find a series of usefully large storage cupboards for hiding away all the ‘stuff’ that every home accumulates and needs a home of its own. Another door off the hall reveals a very useful feature, the downstairs cloakroom. In any family home the thing most likely to lead to fallings out is someone deciding to take a book with them into the loo. Here, they can enjoy that luxury without incurring the wrath of those left inconvenienced.

Opposite here is the door into the stunning kitchen/dining room. Normally I hate having to describe these, as all too often they are really nothing of the sort. There is nothing worse than finding a perfectly adequate kitchen spoiled by the addition of a table that takes up too much space and yet still failing to provide a dining area fit for purpose. That is not the case there. A really well thought out and attractive kitchen which has obviously been the subject of a comprehensive and recent refit, provides not only everything the discerning chef could require but does so in a way that leaves sufficient space for a full six seat dining table. At last, a kitchen/diner worthy of the name!

The final door off the hall reveals the ‘utility room’, though the is currently used as perhaps the world’s most luxurious dog kennel, something that, with its ceramic tiled floor it is ideal for. Having said that and with all the usual utility room type equipment being housed conveniently in the kitchen, this could lend itself to a variety of uses. The large French door opening onto the rear yard would allow for a pleasant sun room, or a play room, or a music room, or whatever you fancy really. The enclosed rear yard does what it says on the tin. It is paved throughout and houses the oil storage tank for the central heating but it also hints at the stunning views down across the nearby hills that help make Rhosesmor so attractive.

Moving upstairs we find immediately in front of us, the family bathroom. Like the kitchen this has recently received a comprehensive make-over and the result is delightful. Fully tiled from floor to ceiling and featuring a stylish vertical radiator, a modern lavatory and sink contained within the same unit and an enormous walk in corner shower this is pure class.

Adjacent to here and also facing the rear of the home is the master bedroom. This is a comfortably large room, its space made all the more accessible by the inclusion of fitted wardrobes.

Towards the front of the home we find the two remaining bedrooms. The first is of similar dimensions to the master while the remaining one resembles something close to what we all expect from the third room in a modern three bed home. That is not to be too harsh, it is a very comfy single room and larger than many on offer, just smaller than its twins.
