In the heart of the old part of Coedpoeth lies the bowling club, an oasis of tranquillity in what is already a sleepy little place. Middle Road is a narrow little lane small enough to give Ocado drivers something to think about but making you realise you could only be in a Welsh village. It is lined with an eclectic mix of properties that have grown up organically over many years and are all very different. If you are a fan of the RedRow style of architecture and uniformity, this is not for you. If, however you want somewhere bespoke that offers a level of comfort only a new home can provide, read on.

We approach the home from its short but very broad block paved driveway, providing outside parking for several cars and dominated by the enormous detached double garage. The front door is situated in the centre of the gable end of the home and is protected by a massive oak beamed porch. The home is surrounded by a decorative ‘moat’ of gravel chips which provide an attractive appearance and keep garden maintenance to a minimum.

Opening the semi glazed wood effect UPVC front door we are immediately struck by the attractive colour and pattern of the ceramic floor in this, the entrance lobby. An inner door takes us onto the wide and, thanks to the series of ceiling mounted spotlights bright and cheerful hall with its very high quality wood laminate floor. To our immediate left a door opens into the smaller of the two sitting rooms. With its two large settees this is currently used as a venue for alternative TV watching but this comfortable room would equally lend itself to a variety of purposes. Teenager’s hide-away, music room, home cinema, Nain’s lounge for when the youngsters get too boisterous for her… Personally I have always fancied a library and while it may sound affected and a bit pompous, this is just the sort of home to encourage the imagination; here, anything is possible.

The other side of the hall contains the door into the formal lounge, and what a delight this is. Lit by windows in two adjacent walls this is a large and welcoming room but what really caught my eye as I entered was the view from the window to my left, looking down over the nearby roofs and across to Rhos in the distance with the Dee valley beyond. The visual centrepiece of the room is of course the fireplace. Being of a new construction and sporting all the modern insulation techniques the gas central heating takes care of the warmth aspect of the home, while the comfort of looking at a fire is provided by the attractive living flame effect electric unit. At the far end of the room a large set of French doors open onto the decked terrace from where you have an outside version of the already mentioned view. It is here, sitting with a relaxing drink that you begin to appreciate the beauty with which you are surrounded.

Crossing the hall once more to the ground floor bathroom, we step into the realm of the Hollywood ‘A’ list. This is the sort of bathroom usually only found in the sort of fashionable hotel I can’t afford to frequent. From the immaculately tiled floor to the stunning centre fill bath to the enormous shower, in order to appreciate this you really need to look at the pictures. If each of them paints a thousand words, i’ll be here all night trying to compete and even then, you’ll only have my impression….

Moving past the centrally mounted staircase, a door on our right opens into the small office. Small it may be, but ideally suited to purpose as a working space and with the large window providing views of the garden and beyond, inspiration would not be long coming.
Opposite here is the formal dining room. This, while not a big room it provides a very pleasant and intimate space to enjoy good food with good friends. And, positioned as it is adjacent to the kitchen, to be able to enjoy that food before it gets cold…

Lastly, we enter the kitchen/diner. This is a big room, providing for those occasions when formal dining is not the order of the day; er, probably most days then and the kitchen, where do I begin? This is laid out and equipped in a way that, having seen the rest of this home should come as no surprise. The classic ‘U’ shape puts the chefs in the centre of things and houses everything they could need within the stylish units with their fashionable dark grey work tops. Even a vast American style fridge/freezer fails to dominate but the undeniable centrepiece is the range type gas cooker, making this a kitchen easily capable of feeding the large social gatherings that the home is sure to encourage. Exactly as a home should. Another door from the here reveals the utility room, providing further storage and housing the tumble drier and the freshly serviced gas combi heating boiler. Additional light is provided by the large set of French doors opening onto the decking that surrounds the rear of the home, the far end of which culminates in the sitting area accessed from the similar doors from the lounge. This gives almost the feel of a cruise ship’s promenade deck, bringing thoughts of stewards and pink gins, but maybe that’s just me.

Moving upstairs the first thing to strike you is the light. Huge velux windows feature in all the upper rooms but it is the landing where they are most notable. Landings are frequently gloomy affairs but not here and with the additional height maximising the views, these windows are very welcome.

Turning left we come to the smallest bedroom. As its title suggests this is strictly a single room but a very comfortable one for all that, with its velux fitted with integral roller blinds to avoid sunstroke presumably….

Further along at the end of the landing we find the first of the double bedrooms. With the slightly cottage feel by virtue of the way the ceilings follow the shape of the roof this room is a delight. Clothes storage is taken care of by the large fitted wardrobes, while double aspect velux windows virtually eliminate shadows. This, my wife assures me is a boon, making the application of makeup as easy as it will ever be. A small point, but in the search for your perfect home it’s the little things that count.

Returning past the stairs we come to the upstairs bathroom or more accurately, shower room. Not as large or glamorous as the downstairs one (but what could be?) this, with its quality waterproof laminate floor is neat and cleverly designed. The hand basin is integrated into an attractive storage unit beside the fully tiled corner shower cubicle and lavatory.

Two further double bedrooms are sited at the end of the landing, each offering twin aspect velux windows and very generous space, allowing for as much free standing furniture as you could ever need while the windows offer the views we have come to expect.
