Broughton not long ago was a dormitory town pure and simple but my, how times change. With the influx of building swelling the population and the advent of the Broughton Shopping park, the place has risen to the occasion, proving itself well able to cater for the needs of its rising numbers. That is not to say it has become a mini Milton Keynes, as nothing could be further from the truth. What is has become, is a thriving community in its own right, providing residents all the facilities associated with larger conurbations while retaining the community spirit that makes village life so appealing. This truly offers the best of both worlds.

This home is situated in the older, longer established part of Broughton and typifies the style of housing prevalent in the late 60s and 70s when the dormer chalet design was the height of chic.
This particular home is, like many of those surrounding it, in a condition which belies its age. A fact explained when we hear that the current owner is himself, a builder. The front garden has been transformed into a generous parking area, with a drive to the side culminating in a set of garage doors which provide a solid end to what is actually a lean-to car port structure, used for the storage of all manner of builder’s ‘stuff’ (or whatever you may choose to store there).

We enter the home through the solid wood front door with its attractive decorative glass insert and step into the solid wood floored hallway. The immediate feeling is one of space, enhanced by the view straight through to the rear of the home and into the garden via the large French windows. However, we’ll return to that in a minute because we are turning right, through a semi glazed wooden door and into the lounge.

This is a charming room. Light and airy thanks to the large picture window to the front and given a minimalist feel by the possibly antique ceramic floor tiles. These are very attractive and extremely practical, as they continue into the chimney breast, where sits a real log burner for the family to gather around on a cold winter night (central heating is also available here). The rear wall of this room houses not only a door but also a window overlooking the dining room. This is an eye catching feature and doubles as an additional light source for both rooms.

Stepping through this door, the floor reverts once again to the solid wood planking featured in the hall, as we enter what is a truly beautiful dining kitchen room. All too often rooms that attempt to fulfil a dual role fail to deliver because they simply are not big enough. Here, aided by some innovative design, what has been produced is a luxuriously sized dining room housing a full six seat table and yet still able to leave sufficient space to move around….Which is so important for the waiter or waitresses I always think….. In this room the planks that make up the wood floor run diagonally, giving a pleasing contrast to the squares and right angles prevalent in the rest of the room and its fittings. As ever, it’s the small things that make the difference. The kitchen end is a master class in how a kitchen should be laid out. Plentiful work surfaces lie atop modern cupboard units, in turn concealing the integrated dish washer and in pride of place, the large range cooker. Earlier I described this as a great family home….And I promise, just a few minutes in here will convince you I was right.

Another door leads into the open space beside the French windows to the rear garden. At first this seems something of an extravagance, using space for no good reason but then you notice the office desk built into the corner, with its file storage above. After that you begin to wonder what is contained in the enormous fitted cupboard units, to find they reveal a complete utility room and enough storage to satisfy the most space hungry family imaginable. And yet when the doors close, complete order is restored which is every housewife’s dream. Further down the passage towards the front door there are other doors revealing yet more storage and opposite, a beautifully appointed downstairs cloakroom.

Having completed a circuit of the ground floor we return to the French windows beside the office where the home pulls off its big surprise. We step outside and walk straight onto an area of decking overlooking the enclosed pretty garden. To the left of the garden is what makes this home so different. A large timber framed building with a central access door which provides somewhere for which the term ‘Man Cave’ was coined.

We enter a large room with windows either side of the entrance featuring......Wait for it, a complete bar! Yup, no more nights struggling through the wind and the rain for a pint, it is all here, complete with dart board and yards from your own back door. The rest of the room is equipped with everything needed to keep teenagers and their friends happy and safe at home. I also assume that the building is fairly sound proof as it is currently home to a full drum kit and yet the neighbours have not moved out.
There are two further doors, one revealing a cloakroom with lavatory and hand basin and the other a storage cupboard - but a cupboard with a difference. The back wall is a hardboard partition, easily removable to allow access to the other part of the building which is presently used as storage for the owner’s building business. Subject to possible change of use planning applications, this could easily be converted to a bedroom, making a perfect granny annexe, or Airbnb or even, if you have a teenager who wants to spread their wings a little but not too far, and you want them still under the watchful parental eye, it could be perfect for all parties.#

ok, moving back inside the home, we now go upstairs where we come to the first rear facing and smallest bedroom. This currently houses a three-quarter bed and all the accompanying furniture with ease. One interesting feature is the small floor level door giving access to the under-eaves storage. It seems everywhere we look in this home, we find more storage which can never be a bad thing.

Adjacent to here is the master bedroom, which an altogether different proposition. With a large picture window overlooking the rear garden and big fitted wardrobes this allows for a full double bed, chest of drawers and dressing table, still leaving space floor space.

Opposite here and facing the front of the home is the smallest bedroom, although smallest is always a relative term. It is in no way the box room we so often expect in three bed homes of this era but rather, a very comfortable single, its space maximised here by the use of a cunning cabin bed offering yet more storage beneath.

And finally we come to the bathroom. Beautifully tiled from floor to ceiling including ceramic floor tiles; if a example of the owner’s work, it s a great advertisement for his skills. It features the almost obligatory heated towel rail/radiator, pedestal hand basin, lavatory and bath with electric shower over. It sounds simple but is so tastefully done that it becomes much more.
