Accommodation

Honey Tree Hollow is a character driven modern family home nestled in the tranquil hamlet of Withington and is a perfect example of English country living. This home is a very distinct property with high specification contemporary amenities, including solar panels and underfloor heating (ground floor), but with care clearly taken to incorporate character and traditional features.

On entering the home, you are greeted with a spacious and inviting reception hall accessed by glazed French doors to the front with the focal point being the staircase to the galleried landing. The room is perfect for receiving guests and features tiled flooring, with built in cupboards for coats, as well as access to the reception rooms and kitchen/breakfast room.

The lounge is a spacious room with a charming inglenook fire place and Jetmaster open fire. The French Doors can be opened to the sun room to maximise the space and create an open area, perfect for entertaining. Light and airy throughout, the sun room benefits from underfloor heating, vaulted ceilings and opens to the rear garden. The sun room can also be accessed from the dining room which is another versatile room, spacious enough for a large formal dining table.

The traditional character of the kitchen/breakfast room perfectly maintains the balance between country living and modern conveniences. The eye is drawn to the impressive Aga with exposed beam above together with the granite work surfaces interwoven with wooden cupboards. This is a very sociable room, geared towards entertaining. A spacious utility room is located off the kitchen with ample space for appliances.

The galleried first-floor landing gives access to four bedrooms with the master benefiting from its own spacious en-suite and bedrooms two and three with their own Jack and Jill en-suite. The family bathroom and bedroom four, which is currently being utilised as a study, make up the further accommodation on the first floor. The second floor boasts two further bedrooms which have uninterrupted views of open countryside.

Vendor's Insight

Built by the current owners in 2002, Honey Tree Hollow has since provided them with a happy family home in the ideal location.

'When we bought the plot to build our home, we knew we wanted to live in the country to be out of the rat race, but at the same time be close to towns and links to motorways. We wanted a safe place to bring up our son, so this quiet little hamlet was perfect, with the added benefit of easy transport links to the north, south, east and west. On visiting the local pub, we found the locals very friendly, and the hamlet also had a small first school with very few in each class.'

'The school in the village holds about 60 pupils from reception to age 8 with middle and high schools in nearby Uttoxeter with a school bus stopping opposite the house at the local pub. We have a local shop and Post Office a mile away, and two friendly pubs holding events such as quizzes, clay pigeon shoots, bonfire and firework evenings, sing-a-longs, and more. Also in the village is an active Women's Institute with members from age 24 upwards, as well as football, cricket and running clubs and a local church. There are lots of walks around the village, too.'

The property itself enjoys a pleasant situation within sunny, south facing gardens. 'We have a large patio with a 30 foot rose arch offering shade and views through the gate of the countryside, ' say the owners. 'There are places to sit and eat, or simply enjoy the peace and quiet. The garden has electricity, with a number of coloured lights which look lovely in the evening. There is a raised bed for growing vegetables. Also, there is currently the option of a large swim spa with a current to swim against.'

Both the grounds and the house itself have provided many happy memories for the owners during their time here. 'When my son was young, we had Halloween parties every year attended by all of the children from the primary school and village. It is lovely to hear them still speak about it now, even at the age of 20. We have also had many firework events in the garden, and countless barbecues with friends and family. We have decorated the outside and inside of the house each Christmas, having the lights on a timer so that when the kids on the school bus came back it was lit up. They still talk about this, too!'

'The lounge and kitchen are both cosy and excellent for entertaining family and friends.'

'We will miss the atmosphere, the community, and the slower way of life that living in the countryside provides.'

'Though the property is in the countryside, there is easy access to the A50, M1 and M6 and good links by train to Manchester and London, the latter being 1hr 15 minutes by train from Stafford.'

'This is a lovely family home where we have made many happy memories – too many to mention! In particular, my mother remembers her 70th birthday party in the garden, when all her friends from came from all over the country to surprise her. The house has the benefit of being low maintenance too, leaving us more time to spend together as a family.'

Outside

The front of the property benefits from a block paved private courtyard enclosed by electric gates for both vehicular and pedestrian access, giving off road parking for numerous vehicles as well as leading to the double garage. There is also a further spacious office/study area above the garage currently used as a gym. There is gated access to the rear garden from the front which offers excellent entertaining opportunities with its landscaped design throughout. The gardens provide both tranquillity and privacy with views over fields to the rear and a 30ft (approx.) rose arch giving shade, as well as a substantial patio area perfect for sun worshipers. The garden is enclosed by a mixture of bamboo, mature shrubs and small trees. There is also a large swim spa with current that is separate to negotiation.

Location

The house is situated in the quiet hamlet of Withington in easy reach of Leigh. There are a number of local amenities including the two pubs, post office, school, church, village hall and local park. The church grounds are a particular pleasant walk. Uttoxeter is approximately a 10 minute drive away and access can easily be gained to the A50, M1 and M6. There are good rail links to Manchester and London, the latter being just over an hours’ train journey from Stafford.

Services Connected

The property is connected to mains drainage and electricity (supplemented by solar panels under Green Deal Scheme). The property is served by an oil fired central heating system.
