The land is situated on the North edge of Waterhouses towards the Hamlet of Waterfall. Waterhouses is situated between the town of Ashbourne and Leek and is well catered for with Village Primary School, Village Hall, Public House and shop. It is also the start of the Manifold Trail popular with cyclists and walkers.

Description Of Lot 1 & Lot 2

The Two lots are joined and not divided it will be the responsibility of the buyer of Lot 1 to erect a stock proof fence between the two lots with the public footpath crossing the land being the agreed boundary.

Continue into the village of Waterhouses taking the right turn just before you exit the village onto Waterfall Lane, continue along the lane past the Primary School then turn left onto Cross Lane the vehicular access gate for Lot 1 will be found on the right hand side clearly identified by the Bagshaws For Sale board.

Contract Of Sale

The Contract of Sale will be available at the offices of the auctioneers and solicitors seven days prior to the sale but will not be read at the sale. The auctioneers will be in the saleroom fifteen minutes prior to the commencement of the auction to deal with any matters arising from either the contract of sale, the sale particulars or relating to the property generally.
