Location and Directions
Gartnafuaran Forest is located at the northern end of the Strathyre forest complex, less than a mile south of Balquhidder village. The forest is within the Loch Lomond & Trossachs National Park, 12 miles to the north of Callander. Approaching from the A84, turn west following the signposts for Balquhidder and continue for approximately 2 miles before turning left, crossing over the Stronvar bridge. Turn left again at the next junction and the entrance to Gartnafuaran is the second entrance on the right, almost immediately after a small bridge, located at nn 537 202.
Access
Gartnafuaran is accessed directly from the public road, with a forest road extending approximately 400m past a number of private dwellings, after which there is a rough track, suitable for four-wheel drive vehicles only, extending for a further 200m into the woodland. Internally there are atv tracks extending south and east from the end of the main track, providing access through the forest. The public road is classified as a “Consultation Route” for timber haulage by the Stirling and Tayside Timber Transport Group, with timber movements subject to the Balquhidder Glens Timber Traffic Management Plan.
Description
Gartnafuaran was planted in the late 1980s and early 1990s and will appeal to commercial investors seeking a mid-rotation forest as well as those interested in a woodland property with wider amenity and sporting appeal, having been sensitively designed to fit into the landscape. The relatively young age of this forest property is reflected in both its design and species composition resulting in a forest that is compliant with the UK Forestry Standard and modern certification requirements.
Lot 1
Lot 1 represents the main Gartnafuaran Forest including access track and associated corridor of land leading from the public road to the forest, in total extending to 228.82ha.
Relatively few commercial forests were planted in the 1990s and as such Gartnafuaran represents an age class desirable to both larger commercial forestry investors as well as those seeking a longer term investment which they can watch grow. The forest will also appeal to amenity and sporting purchasers, with its intimate mosaic of commercial conifers, native woodlands and ribbons of integral open ground leading up to the rugged hill ground. Deer cull returns for this property have historically been recorded as part of a wider landholding, however the current deer manager estimates 20 to 25 predominantly red deer are taken each year.
Lot 2
Lot 2 is a small but attractive area of land, bordering the Calair Burn and extending to approximately 1.34ha consisting of open ground and scattered native trees. In the north, the ground extends from approximately 6m south of a small powerline, before following the boundary with The Old Mill and watercourse in the west, an existing deer fence in the south and 15m from the eastern boundary to the east. If purchased separately from Lot 1, a right of access for all purposes will be granted from the existing forest road (which will remain in the ownership of Lot 1 along with an associated access corridor). The owner of Lot 2 will be responsible for stock fencing the ground and subsequent maintenance.

March fencing is to be maintained on a mutual basis with the neighbouring properties, with a right for either party to upgrade to deer fence at the sole expense of the party carrying out the work.
Third Party Rights and Burdens
Access rights over the forest road exist in favour of the private residential owners on the lower ground. Road maintenance is on a user basis, with no requirement for the forest owner to maintain the road beyond the standard required for forestry purposes. A servitude exists in relation to the water supply and drainage for Cul Beag. Utilities wayleaves are in place for powerlines crossing the property.

Viewing and Closing Date
Viewing is strictly by appointment with the Selling Agents. It is anticipated that a closing date for best offers will be set in due course, but the owner reserves the right to sell without setting a formal closing date. The owner will not be bound to accept the highest or indeed any offer.
