Planning
Full planning approval was granted on 20 April 2000 by Denbighshire County Council for the construction of three terraced houses and four semi-detached dwellings and the formation of a new vehicular and pedestrian access under Application No: 06/2000/0145 (Phase One). The foundations for one pair of semi-detached houses have already been installed, along with a vehicular and pedestrian access, thus the planning approval has been implemented as the development has commenced on site; therefore, there is an extant planning approval for the Phase One residential development on this site.
Whilst the adjoining land does not currently have planning approval, the vendor's architects, Matischok & Ross of Ruthin comment as follows:
• The site falls within the development boundary of the main village of Gwyddelwern – as shown on the ldp Proposal Maps.
• The site has been designated for residential development under Policy BSC1 – described as "land to the south of school" and for 24 dwellings.
• Subject to the compliance with the relevant Planning Policies, the site offers potential for residential development.
