Location & Description

The site now being offered for sale stands on a quiet country lane close to the centre of the historic village of Hoarwithy, some 8 miles south of the cathedral city of Hereford and approx 6 miles north west of the market & tourist town of Ross-on-Wye. An Outline Planning Application No. 181225, Grid Reference 354466:229300 was made on 5 April 2018, on land adjacent to Green Banks, Hoarwithy, Herefordshire, HR2 6QJ. Description of the Application was “Site for the Proposed Demolition of Existing Workshop and the Erection of Four Dwellings”. Permission was granted for same on 10 July 2018 with, as usual, a long list of conditions. The outline planning permission, conditions, and notes issued by simon withers, development manager, form an integral part of this brochure, and it is essential that they be read in conjunction with the brochure in order to gain A thorough understanding of the responsibilities of the purchaser. A PDF of the Outline Planning Permission is obtainable online, as are the Auction Conditions and other Reports. Alternatively, for those without immediate access to the internet, printed copies are available on request from the Agents. Also available on PDF are the Ecologists Report and the Topographic Survey for the Green Banks Site. Condition 17 & 18 on the Approval relate to Storm & Foul Drainage, and these must be submitted to the Local Authority to demonstrate that a drainage solution has been addressed. As part of the submission to the Local Authority, the purchaser will be solely responsible for satisfactory Percolation Tests and a Hydrologists Report.
