Location
The land is situated off a country lane in the picturesque village of Westmill, which is close to the town of Buntingford. The village is almost equidistant between Hertford to the south and Royston to the north.
The site is about half a mile to the west of the village and was originally part of Gaylors Farm. The boundaries are shown on the plan. We understand that there is a right of access down the eastern side of Gaylors Farm and outbuildings to reach the site. The outbuildings run east/west on the site and are either in a poor state of repair or are derelict and are of little quality, many are timber framed and some have corrugated roofs. Planning history
Planning consent for the demolition of the existing barns and erection of two detached bungalows was refused. Reference 3/17/2995/out.
The reasons stated were that it would “result in isolated dwellings which would be detrimental to the character and appearance of the locality and that insufficient information had been submitted to assess whether the development would have a significant impact on protected species”. This decision was upheld on appeal on 23 January 2019.
